Community pools are meant for fun and relaxation, but installing security cameras nearby isn't always a simple solution. HOAs must balance safety with legal and privacy concerns. Cameras can help deter vandalism and document incidents, but they may also create liability if footage isn't properly managed or if cameras capture areas where residents—especially children—have a reasonable expectation of privacy. Before installing pool-area cameras, boards should consult legal counsel and review state laws to ensure the community's security measures protect both residents and the association. For these reasons, we always recommend that our Association Board's consult with licensed and insured security systems providers before placing cameras in any Common Areas.

Tennessee’s new Fidelity Bond law (SB 2326) means homeowners’ associations that collect assessments must have crime insurance in place by **January 1, 2027**. This coverage helps protect your community if an officer, board member, employee, or management company commits theft or fraud involving association funds. Following recent headlines about financial misconduct in local communities, this law is designed to strengthen accountability and help safeguard homeowners’ money.

If you serve on an HOA board, now is the time to review your fidelity bond coverage and make sure your policy limits meet the new requirements before the January 2027 deadline.

If we manage your community we are already in the process of reviewing and updating the coverage as needed.
