Some lake houses make you earn the water. A long staircase down, the same staircase back up, cooler in hand.

This isn’t one of them.

Thinking about buying a cabin in Brown County, Indiana? October is the best time to look.

Before you fall in love with the view, the Oak and Ridge team wants you to check these four things:

1. Winter road access. Steep gravel driveways look charming in October. Picture them in January.

2. Septic. Some Brown County cabins aren't on city utilities, so get the septic (and sometimes the well) inspected.

3. Internet and cell service. The hills are beautiful, but they can block your signal.

4. Short-term rental rules. If you plan to rent it out, confirm the local regulations before you buy.
