Very grateful to start the new year off with a home sale for my buyer clients!

So happy for them to start the year off with this significant investment!

Closed Jan 9th, this one came with its own set of challenges, but nothing outside of what real estate transactions can often involve: A million things!

Patience and persistence along with humility and professionalism prevailed as myself, and everyone involved stayed the course! 

Both sides had a lot at stake to see this deal through. I thank God for his hand of protection on this transaction, and his guidance to lead us through it, along with the incredible help of the others involved!

A lot more buyers are getting ready to show up on the Nashville market, as we have seen an uptick in mortgage loan applications…

"A 20% down payment is a must for homebuyers"

Think again! The world of mortgage loans is more flexible than you might imagine. You could secure a home loan with as little as 3% down, and in some cases, even 0%!

However, don't forget about other upfront out-of-pocket costs like Earnest Money, Inspection and Appraisal fees, and closing costs, which come into play once your offer is accepted and you're under contract or at closing. It's crucial to understand that your down payment, along with the loan amount, interest rate, monthly budget, property taxes, and debt-to-income ratio, all influence the amount of the home loan you can afford. (It is also beneficial if you qualify as a "First Time Home Buyer") This is why having a savvy real estate agent and mortgage lender by your side is invaluable!

Here's a quick 12 step summary:

1. Meet with a professional for a Buyer Consultation

2. Get Pre-approved with a Lender - Know your buying power!
(Unless you have truck-loads of CASH!)

3. Start the home search with your real estate agent

4. Showings - Go see houses
(You agent will set up appointments)

5. Submit an official offer on the Home you love!

6. Negotiations (I love this part!)

7. Accepted Offer (It get's REAL!)

8. Financing (Loan Processing/Underwriting officially begins)
PRO TIP: do not go out and get a loan for a new car!!

9. Inspections (Home, Termite, Radon)
This can also become another opportunity for more negotiations

10. Appraisal - Ordered by the Lender *paid for by the buyer!

11. Final Pieces
(Scheduling utilities, funding, final walk through etc)

12. CLOSING - A scheduled date to sign all paperwork & get keys
(We meet with your chosen Title company, & you usually get the keys unless there are other arrangements in the contract)
