The first home I ever helped buy, I watched the dad walk through the garage three times before he signed anything. Not checking for damage. Just picturing where his tools would go.

That is what dads do. They turn houses into homes with their hands. They fix what breaks. They build what the family needs. They make the space feel safe and steady.

Home insurance is one of those things most homeowners set up at closing and never look at again. That is almost always a mistake.

Construction costs have risen dramatically over the last few years. The policy you bought in 2020 probably covers roughly 60 to 70 percent of what it would actually cost to rebuild your home today. If something catastrophic happens, you are the one covering the gap.

What to do this month: Pull out your policy. Call your agent and ask for a replacement cost review. Ask about bundling options you might not be using. Take a phone video of every room in your house and store it in cloud backup.

Here is the thing most homeowners do not realize. Spring maintenance disasters are rarely dramatic. No roof collapses. No burst pipes. Just the slow, quiet stuff that turns into four-figure repairs by July.

A clogged dryer vent becomes a fire hazard. A tiny foundation crack lets water in all summer. An AC system dies on the first 90 degree day because nobody checked the refrigerant.

If you have not walked your property in the last 30 days, this is your sign. Save this post, text it to your partner, and knock out the big three this weekend: gutters, foundation check, HVAC filter.

This is not the fun June post. But it is the one that matters.

If you own a home with a pool, or you are spending the summer at a home that has one, please take 5 minutes this week to check the basics.

The non-negotiables: Four-sided fencing with a self-closing, self-latching gate. A pool cover or safety net that is actually rated for weight.aLife rings or a reaching pole within arm's reach of the water. Designated water watchers at every gathering. Not "everyone is watching." One specific adult whose only job is watching. Rotate every 20 minutes. Swim lessons for every child in the home. ISR lessons if they are under 4.

Drowning does not look like drowning in the movies. It is quiet. There is no splashing. There is no yelling. A child can go under in the time it takes to check your phone.

This is one of those maintenance tasks nobody tells you about and nobody does. But it is 15 minutes of work and it can shave real money off your electric bill.

Refrigerators are the third biggest energy drain in most homes. When the coils get coated in dust, the compressor runs harder and longer. Over a year, that adds up to hundreds ofa dollars of wasted electricity and a shorter fridge lifespan.

While you are back there, check the door seal. Close the door on a dollar bill. If you can pull the bill out easily, your seal is leaking cold air and it is time to replace it.

Save this post. Put it on your calendar. Your fridge will last longer and your bill will shrink.

Here's what sellers need to remember:

Websites like Zillow, Realtor.com, and others are marketing platforms. They're tools. The strategy behind the listing, pricing, positioning, negotiation, and exposure is what ultimately gets a home sold.

A home doesn't sell because it's on Zillow. It sells because:
