In today’s market, some sellers believe they don’t need a REALTOR®️ because homes are moving fast. But finding a buyer is often the easy part… getting to the closing table smoothly is where experience matters.
Before you go the For Sale By Owner route, ask yourself:
✔️ Do you know which forms are required for a legal contract?
✔️ Do you fully understand what you’re agreeing to on every page?
✔️ Are you prepared to negotiate price, repairs, and contract terms confidently?
✔️ Do you know which loan types work best for your property?
✔️ Do you know how seller-paid closing costs should be structured in a contract?
✔️ Are you clear on what must be disclosed to a buyer?
✔️ Do you know how to handle inspection issues without losing a deal?
✔️ If a buyer terminates after inspections, do you know how that affects future disclosures?
✔️ Do you have trusted lenders, title reps, and professionals to help keep things on track?
✔️ Do you know the pros and cons of providing your existing survey?
✔️ Do you know what information can help support your value during appraisal?
✔️ Do you know exactly when possession is due after closing?
And here’s something many sellers don’t consider… sometimes selling directly to a buyer can create an ongoing relationship where they continue calling you months—or years—later with questions or issues.
