If you own property you don’t live on, especially vacant land, this is something you need to be aware of.

Seller impersonation fraud is becoming more common. A scammer pretends to be the property owner, attempts to sell the property, and in some cases the actual owner may have no idea it’s happening.

According to a new study from the American Land Title Association, reports of attempted seller impersonation fraud have more than doubled since its 2024 study. Vacant land continues to be the most commonly targeted property type.

Rental properties, vacation homes and agricultural land can be targets too, particularly properties that are owned free and clear or by someone who doesn’t live there.

If you own land or another property you don’t regularly visit, keep an eye on it. Watch for unexpected mail or activity involving the property, and check whether your county offers property or recording alerts.

Unfortunately, this is something we’re having to watch for more and more in real estate.

Worth a read, especially if you own vacant land or other non-owner-occupied property.

Conventional mortgage rates bumped back over 7% this week, so I’m hearing a familiar response from buyers:

“I think I’ll wait.”

And waiting may absolutely be the right decision. But I’d ask one question:

What are you waiting for?

Lower rates? Lower prices? More inventory? A certain monthly payment?

We can’t predict what the market will do next, but we CAN figure out what would need to be true for buying to make sense for YOU.

Maybe the numbers work. Maybe they don’t yet.

Either way, knowing WHAT you’re waiting for is a much better plan than simply waiting.
