One of the biggest mistakes I see buyers make is focusing only on the listing price. The price you see online doesn’t always tell the whole story. Your monthly payment can depend on your interest rate, property taxes, insurance, HOA fees, down payment, and even seller concessions. Sometimes a home with a higher price can actually make more sense for your budget than the one with the lower price tag!

That’s why I always encourage my buyers to focus on the whole financial picture, not just the number on the listing. Buying your first home can feel overwhelming, but you don’t have to figure it all out on your own.
