I’m a Texas Realtor and Licensed Loan Officer with nearly 10 years of real estate experience, proudly serving New Braunfels, Comal County, Guadalupe County, and Central Texas communities. I have been working with several people to try to get them pre-approved for a loan. The hard conversations have to happen sometimes. Getting a plan together, speaking to a lender early…that’s where the plan begins. If you are self-employed, credit score isn’t the best(but ok), you don’t have a large down payment …it’s still possible. Having a chat with me and letting me take a look doesn’t hurt anything. I don’t pull your credit until everything else checks out. Even when I do, it’s a soft pull. No harm in finding out where you stand or what you need to do to get there. Helping people get to their end goal is what is most important to me. I can help on the lending side and the real estate side. But I will have the difficult conversations and I will HELP you. Congrats to my sellers on closing today!!! I like to share stories about my closings because not all of them close quickly and for the amount sellers want. I hardly ever interview for listings. I’m in year 10 and MOST of the time my business runs on referrals, which I am very grateful for, but this one was from someone in my neighborhood looking for an agent. We spoke on the phone and we discussed several things and set up a time for me to come by and interview. They interviewed 4 agents and signed the buyers agreement on the spot with me. They told me I was honest with them, I listened and I didn’t have a script. I prepare for my meeting with my clients based on the specifics and real data, I don’t have a presentation. We visit to see if we are a good fit or not. They appreciated my honesty and strategies I presented. They already purchased another home and were not necessarily in a hurry to sell. The comps were great and we started at the price they were hoping to sell for(at least get close to). They did everything I suggested and were great clients. About two weeks after we listed the market began correcting itself. New builds around us were dropping their prices by $50,000 and we couldn’t compete. Several houses in the neighborhood sat and dropped prices. We communicated several times a week and I presented them with data, real numbers and new strategies. We ended up closing at a lower price than they were hoping, but we got it done. They walked away with an amount they were happy with and another Veteran is now in their first home and LOVE it. It’s a buyers market right now and sellers are struggling to hear the numbers that the market is setting. BUYERS set the market. What you think your house is worth and how much a buyer is willing to pay are two TOTALLY different things. Appraisal came in, some houses are still on the market and some are dropping their prices drastically. All that to say, we got it sold and they can now enjoy their new home and not worry about this one. I received the sweetest text from them thanking me for my honesty, data driven strategies and my great communication. Their biggest gift to me was saying they will be referring me to everyone they know. My heart is full for the sweet comments and knowing my integrity means everything. It’s closing day for some very special first time home buyers. I’m so excited for them. It means more to me that we have been friends with them for 15+ years, she babysat the kids and we love the family. I was honored to help her and her Veteran husband get into their first home and they are getting money back at the closing table. Cannot wait to hand them their key and see them move in and start their life in their new home!!! THIS is why I love doing what I do. Seeing families get into a home they love and make it their own. ❤️❤️
