Meredith O'Bannion- Realtor My unique dual role helps clients enjoy a smoother process. Meredith came to real estate after years as a classroom teacher and administrator.

I'm a Texas REALTOR® and Licensed Loan Officer with nearly 10 years of real estate experience, proudly serving New Braunfels, Comal County, Guadalupe County, and Central Texas communities. Even as an educator she was always a student of the hill country market starting with her first home purchase in Buda back in 2000. She always had a dream of becoming a REALTOR® and has been able to make that dream come true and exceed her wildest expectations. Her passion is helping clients, whether its first time, veteran home owners or investors locate that perfect property. She and her husband, Brad (a home builder), along with their two children, Ashlynn and Liam still enjoy an afternoon of “riding around and looking at houses” even though it is her career now. In fact, one of the kids' favorite things to do is go into model homes in new neighborhoods. Meredith and Brad have lived in the area for 20+ years. They both moved here to attend Southwest Texas State University and for the most part have never left. Except for a 24-month stint in Dallas that only served to confirm and re-kindle their love for this part of the state. What HOA fees will you have to pay when you buy or sell a home? Where can I find this? Your agent should explain this to you, BUT just be aware it's questions you need to ask if they don't explain it. You don't want hidden fees to sneak up on you. Who pays what and how much is very imprortant.

BEFORE you look at homes, contact me and let's get a plan together. You need to be pre-approved by a person, not an online site. I look at the whole picture and make sure you are ready. There is a difference bewtween being pre-qualified and a true pre-approval. It's more than the actual house price.

PID-special assessment by city/county to improve roads, sidewalks, landscaping, parks
They both will show up on your property tax statement and usually are not that expensive.
