Y'all, Orleans Parish sold 2,092 houses and condos this year through September 21. In that same stretch, 2,118 listings came off the market without selling.

More listings failed than closed.

The ones that closed did fine. Median $350k, up from $340k last year. Median 41 days on market, down from 49. Almost a third went under contract in the first two weeks.

The ones that failed sat a median of 143 days. More than half of them cut the price and it still was not enough.

A house on Baccich Street listed August 3 at $363k. Under contract in 12 days. Closed September 11 at $358k.

A house on Philip Street listed at $209k. Cut to $159k. Sat 180 days. Expired last week.

Same parish, same summer. The first price decided which pile each one landed in.

A buyer with 20% down who could carry a $290k house in February, when the 30 year rate was 5.98%, can carry a $262k house today at 6.95%. Same payment. Same person. $28k less reach.

$290k is the median closed house across all seven parishes this year, so this is not a corner case.

The house did not lose anything. Prices held. The buyer’s budget is what moved.

So here is what I wonder. When a seller looks at the comp from March and sets their price to it, do they know that comp’s buyer had $28k more than the buyer walking through their door in October?

Across all seven parishes the median closed house this year is $290k, and on that one it is $148 a month with 20% down and $178 with 3.5% down.

Everybody talks about the rate as a number. I think it lands better as a payment. So here is my question. When you are looking at a house, do you know your payment at today’s rate, or do you still have February’s number in your head?

Pulled every Orleans Parish listing that reached an outcome this year. 2,092 closed. 2,118 expired, cancelled, or withdrew. More listings failed than sold.

The weird part is the closings look great. Median $350k, up from $340k. Median 41 days, down from 49. Almost a third under contract in two weeks.

So the parish is fast and slow at the same time, just to different houses.

Been looking at Jefferson Parish closings this year against last, city by city, and the parish median is hiding something.

The parish is up 4%. Metairie is up 6% and Metairie is 39% of all the sales. Take Metairie out and the picture is Kenner and Harahan up, Harvey flat, and Gretna, Marrero, Westwego, Terrytown, and River Ridge all down. River Ridge down 11% with days on market going from 29 to 49.

A Metairie house on Pasadena Avenue went under contract in 2 days at $337k. A Marrero house on Avenue E took 155 days and $75k off.

When somebody tells you Jefferson is up, which city are they actually talking about?
