How is the Market?

The latest data indicates that Louisiana has nine distinct real estate markets, each with its own unique characteristics and trends. These markets are centered around Lake Charles, Fort Polk, Shreveport, Alexandria, Monroe, Houma-Thibodaux, Baton Rouge, Lafayette, and the New Orleans Metro Area. In June 2026, the median home price in Louisiana was $260,311, while the average home price was $320,473. The markets with the highest median prices were New Orleans, Baton Rouge, and Monroe. Notably, Monroe was also the only market with an affordability index below 100, which means the typical family may struggle to afford a median-priced home with a 20% down payment. In Monroe, that median price was $250,000.

One development worth watching is Meta’s Hyperion data center, which is being built in Richland Parish near Monroe. Meta recently announced that the project is expanding from an estimated $10 billion investment to a $50 billion investment. Once completed, it is expected to be one of the largest data center projects of its kind. This investment could have a significant impact on the Monroe-area real estate market, and we will continue to monitor how the market respon
