Colton and Kirsti had just moved to Florida with a six-month lease, giving them time to find their dream home. Their criteria were:
1 A huge lot in a non-HOA neighborhood.
2 A central location to run their business.
3 Space to launch a second business with a separate entrance for customers.
4 An in-law suite for family.
5 A nice neighborhood.
We found the perfect match at 11204 Riverview Drive. The seller was a master carpenter, and the home featured custom flooring, trim, and cabinetry throughout. Out back, there was a fully outfitted 1,560-square-foot warehouse/workshop—complete with plumbing and electric (including two 200-amp panels and one 150-amp panel)—capable of handling heavy machinery, making it ideal for our buyers second business. There was also a full in-law suite and an office, and the neighborhood was fantastic.
The home was listed at $740K, but after talking with the listing agent, we learned the sellers would love 3–6 months as a leaseback before moving out. That matched the buyers current lease perfectly, so we agreed to let the sellers rent the home back for free for three months—and in return, we negotiated the price down to $700K.
We worked hard to build solid rapport with both the seller and the listing agent, and it paid off. Even though it was an “as is” sale, the seller ended up fixing every single item from the inspection report. It all came together perfectly!
