11204 Riverview Drive:
Colton and Kirsti had just moved to Florida with a six-month lease, giving them time to find their dream home. Their criteria were:
1 A huge lot in a non-HOA neighborhood.
2 A central location to run their business.
3 Space to launch a second business with a separate entrance for customers.
4 An in-law suite for family.
5 A nice neighborhood.
We found the perfect match at 11204 Riverview Drive. The seller was a master carpenter, and the home featured custom flooring, trim, and cabinetry throughout. Out back, there was a fully outfitted 1,560-square-foot warehouse/workshop—complete with plumbing and electric (including two 200-amp panels and one 150-amp panel)—capable of handling heavy machinery, making it ideal for our buyers second business. There was also a full in-law suite and an office, and the neighborhood was fantastic.
The home was listed at $740K, but after talking with the listing agent, we learned the sellers would love 3–6 months as a leaseback before moving out. That matched the buyers current lease perfectly, so we agreed to let the sellers rent the home back for free for three months—and in return, we negotiated the price down to $700K.

We worked hard to build solid rapport with both the seller and the listing agent, and it paid off. Even though it was an “as is” sale, the seller ended up fixing every single item from the inspection report. It all came together perfectly!

This fully remodeled, tenant-occupied property was a perfect find for investors. We sold it with the existing lease in place, and the seller closed in just 20 days! Big shoutout to Elena Smith for making it happen—she secured an offer just two days after we went on the market.

This Taylor Morrison home is awesome! Ramanjit reached out to us after watching several of Sam’s videos on YouTube. They came into town from Washington State, and during our showings I realized we’re from the same area of India. From that point on we talked in Hindi, and it was awesome being able to confuse the builder reps lol. One year later, they closed on this massive 4,000+ square-foot home on the best lot in the whole community!

All the info from the YouTube videos and our in-person tours helped them understand the pros and cons of different builders and communities. New construction can be confusing when it comes to choosing various structural options and upgrades. They built a great home overall though!
