MINA Florida Home Inspections Mina Florida Home Inspections was founded in 2021. In 2020 the Coronavirus pandemic swept the world and left many without jobs.

MINA is a home inspection business that focuses on doing Full Home Residential Inspections, Pre-Drywall Inspections, Wind Mitigations, Four Points, and Roof Certifications. It is owned by Michael Hartman who saw the need for a quality home inspection agency in the Central Florida Area. Michael runs the company with his mother by his side, who takes phone calls, does customer service, and even help

This is when they decided that they were going to take their financial situation into their own hands. Mina is a small family-owned business that is growing rapidly. These shingles are torn, fraying, and losing granules. This is a clear sign they’ve reached the end of their life.

👉 When shingles break down like this, they can’t properly shed water.
👉 That means higher risk for leaks, wood rot, and interior damage.
👉 Damaged edges are also more likely to lift or blow off in a storm.

💡 What this means: This isn’t just cosmetic, this is a strong indicator the roof is failing and replacement should be on the radar soon.

DEFECT MONDAY: Unsupported / Undermined Concrete Slab

That gap under this concrete slab isn’t just cosmetic, it’s a structural red flag.

Over time, soil erosion (often from poor drainage or water runoff) has washed away the supporting ground beneath the slab. This leaves sections of the concrete unsupported, increasing the risk of:

⚠️ Cracking and breakage
⚠️ Sudden collapse under weight
⚠️ Trip and safety hazards
⚠️ Continued erosion getting worse over time

💡 What causes this?
Typically water intrusion, downspouts dumping nearby, improper grading, or drainage issues slowly removing the soil base.

🛠️ What’s the fix?

Address drainage first (this is critical)
Fill voids with proper material (compacted fill or slurry)
In severe cases, slab repair or replacement may be needed

📍 Bottom line: Concrete is only as strong as what’s underneath it.

In some cases, a large number of shiners can also indicate the roof sheathing may not be properly secured to the framing, meaning some nails missed their intended target.
