Nothing is possible without God, and a positive mindset has carried me through. My income isn’t guaranteed each month, and as a mom of three, I have a mortgage, school expenses, and many other bills to manage. ARMs offer a lower initial interest rate for a set period before adjusting, while temporary buydowns reduce mortgage payments during the first few years of a loan. Interest-only loans allow borrowers to pay only the interest for a specified period before principal payments begin.

However, these alternatives come with risks. ARM payments may increase when rates adjust, temporary buydown benefits eventually expire, and interest-only loans can lead to significantly higher payments later. Lenders caution buyers against choosing a mortgage they can afford only while reduced payments are in effect.

Financial experts recommend focusing on long-term affordability rather than headline interest rates. Getting pre-approved early, establishing a realistic budget, and understanding future payment obligations can help buyers make informed decisions in today's challenging housing market.

Despite elevated borrowing costs, lenders say homeownership remains achievable for buyers who carefully evaluate their financial situation and select a mortgage that fits their long-term needs.
