Deals die for a lot of reasons. Lender backs out. Title comes back with a lien — sometimes another investor trying to cloud it on purpose. Code violation pops up. Short sale gets denied. Seller goes dark. It happens to everyone in this business.
Here’s what matters — not why it died, but what you do next.
Minute 1: Don’t react. Read the situation first.
Minutes 2-4: Figure out what kind of problem it actually is — money, title, negotiation, or relationship. Each one needs a different fix.
Minutes 5-7: Go straight to the right resource for that problem — another lender, your title attorney, loss mitigation, or back through your contacts on that lead.
Minutes 8-10: Make one focused move. Not ten panicked calls.
That deal closed anyway — different path, same result.
The real lesson: you can’t stop deals from dying. You can control whether you’ve got one deal running, or five. A strong pipeline means a dead deal is just a data point, not a crisis.
