Contracts for $10M+ doubled from 2025
New York City’s new development market continues to be a tale of two markets.
Contracts signed for new condos in Manhattan asking $10 million or more nearly doubled in the second quarter from the same time last year to 38 from 21, marking the second consecutive period where the high-end market made up half of all deals signed in the city, according to Brown Harris Stevens Development Marketing.

Top-selling buildings included Related Companies’ The Strathmore and Two Trees’ One Domino Square.

$5M+ sales dip annually but remain above historical June average.
Versus 2025, inventory continued to decline, marketing times rose, and pricing cooled.
June 2026 saw 78 contracts above $5M, down 6% year-over-year.
A deep double-digit annual percentage decline in new development sales drove overall deal activity lower.
Active listings hit a 12-year June low.
Listed inventory fell 4% annually to 853 units.
Days on market rose by one month annually.
The 20% increase reflected a greater number of contracts with marketing times more than one year compared to 2025.
Average asking price per square foot fell 4% year-over-year to $2,991.
The annual decline was driven by a 10% drop in the share of contracts signed above $3,000 per square foot.

The Corcoran Report Buyer demand proved more resilient than many expected. Signed contracts increased 5% YOY to 3,477 deals – the eighth annual increase in nine quarters and a five-year high.

Inventory remains the defining story of the Manhattan market. New development launches fell 37% YOY to just 160 units – roughly half the historical second-quarter average.

Pricing continues to strengthen despite broader economic headwinds. Average sale price climbed 6%, extending Manhattan’s streak of annual price appreciation to six consecutive quarters.

The market has become increasingly segmented. Affordability pressures continue to weigh on lower price points, with sales under $2 million declining 11% YOY.
