Most people think real estate negotiations are about price.

Sometimes they are.

But more often?
They’re about terms. Timing. Emotions. Ego. Pressure. Problem-solving. And leadership.

Here’s what doesn’t always make it to Instagram:

– Coordinating and paying for a dumpster so a property could clear inspection.
– Extending closing and offering a two-month free rent back so a family had breathing room.
– Structuring a seller-paid rate buy down when interest rates climbed faster than we could get to the table.
– Yes… even negotiating the chickens and the chicken coop. 🐓
– Writing an offer “as-is” on a home that needed significant work — because it aligned with my client’s long-term vision.
– Navigating mold remediation on a property being sold as-is without blowing up the deal.
– Getting a brand-new roof handled when it would’ve been easier for everyone to walk away.

It’s rarely about “winning.”

It’s about understanding what matters most to your client… and building the terms around that.

And I’ll say this loud for the agents in the back:
Friendly, clear communication with the other agent will save more deals than aggressive posturing ever will. YOU KNOW WHO YOU ARE 🙄
