A 6.7% mortgage rate isn’t the only number that matters.

Before making an offer, get at least two or three lender quotes. One lender may offer a slightly lower rate, reduced fees, lender credits, or a better overall closing-cost package.

Even a small difference can affect your monthly payment, the cash you need at closing, and the total interest you pay over the life of the loan.

The practical takeaway: don’t compare interest rates alone. Ask each lender for a written Loan Estimate and compare the rate, APR, lender fees, points, credits, and cash to close using the same loan amount and term.

The right quote could save you money now: and for years to come.

Stop scrolling. Asking prices across the Northeast just dropped for the ninth straight month: and most buyers are completely missing the window.

Everyone thinks prices are still climbing infinitely, but Realtor.com data shows asking prices are actually down 1.4% year-over-year. Yet pending sales keep rising. Sellers are quietly getting realistic, and buyers who were priced out last year are finally stepping in.

Drop 'PRICES' in the comments and I'll send you our breakdown on which local towns are seeing the biggest drops right now.

You're acting like a sophisticated buyer, but your current housing strategy is actually funding your landlord's retirement.

Everyone's waiting on the sidelines for the perfect market crash that isn't coming: while local inventory gets picked clean and prices bounce right back. You're not beating the system by renting; you're just paying down someone else's mortgage while your equity stays at zero.

Refinance the rate later. You can't refinance the years you spent waiting.

Drop 'STRATEGY' in the comments and I'll send you our breakdown on how smart buyers are building equity right now without waiting on the headlines.

🚨 STOP SCROLLING 🚨
If you're waiting for mortgage rates to hit 3 or even 4% before buying a home in New England, you are officially walking into a trap.

Everyone's waiting for the magical rate drop: while local inventory is quietly getting gobbled up and prices are bouncing right back. You're not saving money by waiting; you're just paying more in rent while the competition gets fiercer.

Refinance the rate later. You can't refinance the purchase price.

Drop 'RATE' in the comments and I'll DM you the exact math on what waiting is actually costing buyers right now.

The $678K reality across Massachusetts might surprise you. When your budget is set at the state median of $678K, what does your money actually buy you depending on where you look in New England?

In Boston, you are likely looking at a sleek, high-end 1-bedroom condo in an unbeatable urban location. Shift out to Worcester or Springfield, and that exact same budget unlocks a sprawling multi-bedroom single-family home with a massive yard and garage. Massachusetts Home Prices Just Dropped for the First Time Since 2023.

According to recent June data from the Warren Group, the median single-family home price in Massachusetts fell 1.4% to $678,000. This represents the first monthly price decline our market has seen since April 2023.

But don’t let the dip fool you: the market is heating up in other ways. Closed sales jumped by a significant 13.9% as buyers began stepping off the sidelines and back into the search.

Is this the turning point we've been waiting for? With more inventory moving and a slight adjustment in pricing, now is the time to stay informed on how these trends impact your property value or your next purchase. If you have questions about what these numbers mean for your specific neighborhood, let’s connect.

Massachusetts Home Sales Just Jumped 7% : But Prices Dipped

The latest MAR data is in, and it’s showing the closest thing to a balanced market we’ve seen in years. Closed sales are officially up 7% for single-family homes and 9.1% for condos across the state.

While sales are climbing, we’re seeing a slight cooling in prices. The median single-family home price dipped to $715,000, down from $725,000.

What does this mean for you? More listings, more sales, and slightly lower prices are creating a unique window of opportunity. Whether you’re looking to upgrade, downsize, or make your first move, the market is finally finding its footing.

If you’ve been waiting for a sign that the market is shifting toward balance, this is it. Let’s talk about how these numbers impact your goals here in New England.

Boston's Price Dip: The Headline vs. The Reality

While the rest of the U.S. is hitting record highs, Boston's market just saw a slight dip. Headlines might sound scary, but here is the reality: this is the shift buyers have been waiting for.

For the first time in years, we are seeing a correction that provides more negotiating room and less competition. It’s not a crash; it’s a local correction and a major buying opportunity for those looking to get into the New England market. Whether you’ve been sidelined by bidding wars or waiting for the right entry point, the current shift is giving you the leverage you need.

Let’s talk about how you can capitalize on this local correction before the market picks back up.

Worcester is officially the "Heart of the Commonwealth" for buyers this July. While most of New England is still feeling the inventory squeeze, Worcester is seeing a significant surge in new listings. This is the opening many of you have been waiting for.

If you’ve been sidelined by the lack of options, now is the time to take a second look at the Worcester market. More inventory means more leverage, more choices, and a real chance to find a home without the same pressure cooker atmosphere we're seeing in other regions.

Whether you're a first-time buyer or looking to invest, the Worcester pop is creating windows of opportunity that won't stay open forever. Let's get ahead of the curve and find your next property before the rest of the market catches on.

Is 6.4% the green light you’ve been waiting for? June has brought a bit of a "sweet spot" in the market with rates dipping to around 6.4%. While it’s tempting to wait for the perfect moment, the truth is that there is never a perfect time to buy: only the right time for your unique goals. If you find a home that fits your needs and your lifestyle today, my advice is to go for it. You can always refinance if rates drop further down the road, but you can't always find the perfect property once it's off the market. Real estate is about building long-term value, and sometimes the best move is the one you make when the opportunity presents itself. Whether you're looking for your first home or your next investment, I'm here to help you navigate these shifts with transparency and expert market knowledge.
