Housing supply is low AND they know it!

What would happen if everyone demanded a home inspection? Especially for 'Flips'. Especially flips over crawlspace foundation or homes older than 50 years old. Welllll, once a seller is informed of a material defect they are legally obligated to disclose it to anyone else who might want to buy the home. So it stops bad actors from scamming people under the idea that buyers are fighting for homes and will skip the inspection. This only works if people demand an inspection. I am seeing more and more unqualified and intentional deception by flippers that have jumped on this market. Things that will really hurt people financially and physically.

I'm not afraid of these scam artists. I'll wake them up. Get an inspection.

DEMAND a home inspection! or roll the dice.

Real Estate Agents know Real Estate, they don't know houses and they have no idea what's inside an attic, on a roof, or in a crawlspace.

I had a client that was very tempted to pass on the inspection and told me they almost didn't because the competition between buyers is so high and the house "looked fine". WELL if she had not gotten the inspection she would have been stuck with a house with severe rot and mold in the crawl space that would have required tearing up the flooring to replace the main beam, as the crawlspace was too low to do work in. Big Mess, Big Bucks. She was expecting her first child and did not want to deal with mold and tearing up the house, even if they could get a price reduction. The cost of an inspection saved her from a nightmare ordeal. This is happening MORE now as the market has attracted unqualified, untrained, and in some cases unscrupulous flippers that polish the visible and lurking beyond the naked eye is danger. The easy ride for sellers and sellers agents is over. Times up on that scam demand an inspection.

"As is" or "informational inspection only" can still benefit from a home inspection. Just ask the two people that were about to buy houses with EXTENSIVE and EXPENSIVE termite damage in the last month alone. Those two home would have been DISASTERS. I don't want to say some people are taking advantage of this new idea that inspections are less likely in this market and try to pass lemons...Yeah actually I am going to say it.

This market has emboldened scam artists. Don't be a sucker.

The market only has about two weeks of inventory right now. Typically there would be 6 months of inventory at this time. What does that mean? It means more people buying than selling, a lot more. You may be talked into being at the whim of the seller. IF you are that desperate be prepared to buy a huge question mark. That tactic may bite you in the a**. Paying over asking, and waiving inspections...to me, thats a bit too much to ask. Waiving an inspection is easier for sellers, and agents. Is it easier for YOU?
