📊 July 2026 Southeast Michigan Housing Market Update

The July numbers are in, and there are some interesting shifts happening across our local market.

Washtenaw County stands out:
🏡 310 home sales, up 7.3% from July 2025
💰 $480,000 median sales price, up 3.2%
⏱️ 37 average days on market, compared with 34 last year

Across the five-county area covered in this report:

• Home sales: 3,591
• Median sales price: $432,500, up 4.6% year over year
• Average days on market: 28 days
• Inventory: 2.8 months of supply

The market is showing a little more balance than we’ve seen in recent years. Buyers have more time to consider their options, while sellers can still benefit from continued price appreciation—but pricing a home correctly from the beginning is increasingly important.

For Washtenaw County sellers, the story is particularly interesting: sales are up, prices are up, but homes are taking slightly longer to sell.

Real estate is local, though, and county-wide statistics don’t tell you exactly what your home is worth. Neighborhood, condition, updates, lot, price range and current competition all matter.

If you’re thinking about buying, selling, or simply wondering what your home would sell for today, I’m happy to give you a neighborhood-specific market snapshot.

The big story? More inventory is giving buyers more choices, while home values continue to hold or increase in many segments. The Ann Arbor single-family market remains particularly strong, with a $542,000 median sales price and just 3.3 months of supply.

If you’re thinking about buying or selling in Ann Arbor or anywhere in Washtenaw County, the numbers matter—but how they apply to your specific neighborhood and property matters even more.

📊 Washtenaw County Housing Market Update | June 2026

The Washtenaw County real estate market continues to show strength with rising home values and faster sales compared to last year.

🏡 June 2026 at a Glance
• 323 homes sold, essentially unchanged from June 2025 (+0.3%)
• Median sales price: $484,900, up 3.4% year over year
• Average days on market: 30 days, down from 38 days last year—a 21% improvement in market speed

What does this mean?

For sellers, demand remains healthy, and properly priced homes continue to attract buyers quickly.

For buyers, while prices have continued to appreciate, the market is more balanced than it was during the peak frenzy, making preparation and local expertise more important than ever.

Every neighborhood tells a different story. Whether you’re in Ann Arbor, Dexter, Chelsea, Saline, Ypsilanti, or Pittsfield Township, understanding hyper-local trends can make a significant difference in your buying or selling strategy.

Thinking about making a move? I’d be happy to provide a complimentary market analysis of your home or discuss opportunities in today’s Washtenaw County market.
