📊 July 2026 Southeast Michigan Housing Market Update
The July numbers are in, and there are some interesting shifts happening across our local market.
Washtenaw County stands out:
🏡 310 home sales, up 7.3% from July 2025
💰 $480,000 median sales price, up 3.2%
⏱️ 37 average days on market, compared with 34 last year
Across the five-county area covered in this report:
• Home sales: 3,591
• Median sales price: $432,500, up 4.6% year over year
• Average days on market: 28 days
• Inventory: 2.8 months of supply
The market is showing a little more balance than we’ve seen in recent years. Buyers have more time to consider their options, while sellers can still benefit from continued price appreciation—but pricing a home correctly from the beginning is increasingly important.
For Washtenaw County sellers, the story is particularly interesting: sales are up, prices are up, but homes are taking slightly longer to sell.
Real estate is local, though, and county-wide statistics don’t tell you exactly what your home is worth. Neighborhood, condition, updates, lot, price range and current competition all matter.
