The most common staging mistake that keeps a home from selling: treating staging as decoration instead of strategy.

Staging is not about making a home look pretty. It is about making a buyer feel like they can picture their life there. That distinction changes everything about how you approach it.

Plymouth and Northville homes sell well in this market. When they do not, it usually comes down to one of three things.

The price is out of step with the market. Buyers in this area are well-researched. They know the comps. If you are priced above what recent sales support, they are not going to bridge that gap for you. They are going to move on.

The presentation is not matching the price point. Plymouth and Northville buyers expect a certain level of presentation. Dated finishes, cluttered spaces, weak listing photos. These things create doubt, and doubt kills offers.

The first impression is not landing. Curb appeal, the front entry, the first room a buyer walks into. Buyers form their opinion in the first 60 seconds. If those moments are not working, the rest of the showing does not matter.

The good news: all three of these are fixable. And fixing them often costs less than a price reduction.

Staging is not extra. It is strategy.

Appreciation in Plymouth has been consistent. Long-term investors in this market have seen that reflected in their equity.

Rental demand here is steady. Between proximity to employment centers, strong school districts, and a community people actively want to live in, tenant quality tends to be high. Families and professionals who are not yet in a position to buy make up a real portion of the rental pool.

The question I get most from Plymouth buyers right now: “Is my budget realistic?”

It depends! The average home in Plymouth between $575k and $625k will get you about:

3 bedrooms
2.5 bathrooms
2,100 square feet
An average of 0.33 acre lot
If you’re looking for close to downtown, you can get a decently updated home for this price, but on a smaller lot.

If you want more space, you’re looking to get a little more outdated home, but with the extra outdoor room.

Plymouth and Northville in August: here is what I tell buyers who are getting serious.

- Old Village Plymouth: walkable, established, blocks from Kellogg Park. The kind of neighborhood where people know their neighbors. Homes here go fast and for good reason. If this is the target, be ready.
- Northville Township: strong school district, a downtown that earns its reputation, and a price range that has more flexibility than people expect. There are genuinely good options here if you know where to look.
- Plymouth Township and the Canton border: more inventory, more choices, still inside the Plymouth school district. Good for buyers who want space without giving up the community.

Plymouth and Northville do not need a sales pitch. Families who buy here tend to stay. The buyers who get serious early are the ones who are not following up on something that already sold.
