When I studied the sales in our market, the homes that sold closest to their asking price averaged about 10 days on market ⏱️🏡

The homes that started above market averaged 88 days 📉

Same neighborhoods. Same buyers. Different pricing strategy. 🎯

And once a home sits, the psychology changes 🧠

After about 30 days, buyers stop asking “How much is it?” 🤔
They start asking “What’s wrong with it?” 🚩

Which is why pricing isn’t really about the number 💲
It’s about the bracket 📊

Buyers don’t compare your home to your neighbor’s home ❌
They compare your home to the 10–12 other homes in the same price range they’re touring that weekend 🏘️👀

There’s a number where your home gets 15 showings in a weekend 🔥
And there’s a number where it gets two 😬

That gap is smaller than most sellers think. 📏
