The Larkspur W**e Stroll is this today - 4 to 7 PM on Magnolia Avenue.

The 14th Annual Downtown Larkspur W**e Stroll is one of the best community evenings on the Marin calendar: local w**eries pouring, food from the downtown restaurants, live music, and proceeds supporting the Larkspur Chamber of Commerce.

A fun one this week: 5 Country Lane, our Novato listing - marketed on Compass Coming Soon and now in escrow - was the lead featured home in Leonard Steinberg's Compass Catch. That's the daily email Leonard sends 365 days a year, to a reported 50,000 subscribers across the country. And our sellers' home sat at the very top of it.

Huge congratulations to my sellers. You prepare a home carefully, you make a few bold presentation calls, and sometimes the payoff shows up in ways you didn't plan for.

My honest read on why this one led the stack: the orange front door and the twilight photography. A good reminder that how a home is presented determines who sees it, and how far it travels.

Marin County just split into two housing markets.

Per BAREIS MLS, Q2 2026: homes that went into contract within 30 days closed at 105.72% of asking. Homes that sat past 120 days settled at 84.24%. On the median Marin home, that spread is worth $385,000 - and the discount starts at day 31, not month four.

My new video walks through all six towns: Kentfield (+20.4%), Larkspur (+32.1%), Tiburon (-5.8%), Mill Valley (+11.9%), San Rafael (+5.1%), and Novato (-2.7%).
