If you live in Millstadt, Belleville, Columbia, Waterloo or one of the surrounding communities, you may be wondering what the market looks like right now.

📍 Millstadt — Inventory remains relatively tight with only 12 homes available today , which can create opportunities for sellers when a home is priced correctly.

📍 Columbia — Home values have been showing strong growth and limited inventory.

☀️ Solar Panels and Your Home’s Resale Value

Solar panels can provide energy savings, but they do not automatically increase your home’s value dollar for dollar.

I have recently shown a few homes with solar panels, and the solar agreements were not a positive for my buyers. The additional contracts, monthly payments, transfer requirements, and long-term obligations made the homes less appealing to them.

* Owned panels: May appeal to some buyers, but appraisers rely on comparable sales—not installation cost—to determine added value.
* Limited market data: If there are not enough similar homes with solar panels, an appraiser may not be able to support a significant value adjustment.
* Leased or financed panels: May require the buyer to:
* Assume the lease or loan
* Take on monthly payments
* Meet transfer requirements
* Accept a long-term contract
* Buyer appeal: These added obligations may make the home less attractive to some buyers and could affect its marketability.

👉 Before installing solar—or selling a home with solar—review the ownership agreement and discuss potential resale effects with your REALTOR® and appraiser.
