We all know the basics of spring cleaning, but when it comes to protecting your investment in our unique climate, the "unseen" tasks are what keep your home’s value climbing and your repair bills low.

Here are 4 maintenance items often overlooked by homeowners in our area as we head into summer:

Clear the "Breathing Room" for your AC: Winter debris — leaves, twigs, and dirt — has likely settled around your outdoor condenser unit. Give it a 2-foot clearance. If your unit can’t "breathe," it works harder, cools less efficiently, and significantly shortens the lifespan of the system. Now is a great time for a tune-up!

Flush the Water Heater: Sediment buildup is a silent efficiency killer, especially with our regional water quality. Draining a few gallons from the tank now can prevent costly internal corrosion and keep your hot water bills from creeping up.

Inspect the Grading: We’ve had our share of spring rain. Walk your foundation perimeter after a downpour. If you see water pooling near the house rather than flowing away, you need to add topsoil or adjust your downspouts before the summer storms hit.

2) Optimize Your Airflow 🌬️ (Budget-Friendly)

Fresh filters keep your air cleaner and help your HVAC system run more efficiently. Swapping out a dirty filter is one of the quickest ways to ensure your system doesn't have to work harder than it needs to.

3) Use Your "Natural A/C" 🌳 (Free)
