🏡 Is Modern Farmhouse really on its way out?

This article caught my attention because I’ve spent most of my career somewhere between home design, new construction and real estate—and I’ve watched home styles come, go…and come back again with a new name and a slightly different look.

What I find especially interesting is why certain styles take over.

For years, Modern Farmhouse checked a lot of boxes: character without overly complicated architecture, clean lines, great curb appeal, and a look builders could reproduce fairly efficiently. But as construction costs continue to rise and buyers become increasingly conscious of affordability, we’re starting to see another shift in what new homes look like.

Simpler rooflines. Smarter square footage. Smaller lots. Flexible spaces. Outdoor living. Less money spent on things that don’t necessarily improve the way you actually live in the home.

Personally, I don’t think warmth, character and that relaxed farmhouse/cottage feel are disappearing anytime soon—especially here in North Carolina. I think we’re simply going to see the look evolve.

And frankly, I’m excited to see what comes next. 🏡🌿

Interesting read if you love homes, design, or just wonder why so many houses from the same era tend to look alike.

What do you think—are you still a Modern Farmhouse fan, or are you ready for something new?

While modern farmhouse style seems like a matter of taste, its rise was driven by construction costs, mass production, and buyer demand.

Thinking about selling your home? 🏡

Before you spend money painting, replacing floors, updating countertops or making a long list of “must-do” projects…call me first.

I’ll help you look at your home through both a real estate and design perspective and figure out:

• What it could realistically sell for as-is
• What I would change before listing
• What I would NOT waste money changing
• Where a little investment could make the biggest difference
• Whether doing nothing may actually make the most sense

With 16 years in real estate and a background in residential design and new construction, I can help you make smart decisions before you start spending money.

Sometimes the best advice I can give a seller is: leave it alone.

Thinking about selling now—or even later? Let’s talk before you start the project list. 💗🏡

Camo on. Hair up. Boots laced. 🥾 ⛰️

I’m walking three farms today—because sometimes finding the perfect place for my clients means getting off the pavement and walking the land myself. 💚

Here’s hoping one of these feels like home. 🏡
