The latest numbers are in, and our local real estate market continues to move!

Home prices are holding fairly steady, with a median sale price of $290,000, while available inventory is actually down nearly 15% from last August. Homes are taking a little longer to sell, with a median of 61 days to go under contract, so good pricing and preparation still matter.

One number that caught my attention: sellers received a median of 95.9% of their original asking price.

Serenity and peace…

🌅 There is no quiet quite like a Paynes Prairie morning in early fall. The mist hanging low over the grass, the horizon going soft and golden, and that wide open savanna stretching out farther than you would ever expect to find in Florida.

This place surprises people. Just south of Gainesville, the prairie opens up into a vast basin of grasses and wetlands where wild horses roam and bison graze in the distance. Herons stand still as statues at the edge of the water, and if you get there early enough, you get the whole thing to yourself. It feels a world away from the Florida of beaches and traffic.

As summer starts to loosen its grip, mornings out here turn cool and dreamlike, the light going pastel over the dew-soaked grass. It is the kind of stillness that resets you, a reminder of how wild and beautiful the middle of our state really is.
