About the Deal….
This property was not listed. A potential buyer reached out and asked about it. I tracked down the owner with my super sleuthing skills (I always wanted to be a private eye). When I finally made contact with the owner of the property he said he had a friend with a national brokerage in the business in Jacksonville he had considered listing it with. Short of begging, I asked him to give me the listing. I was local, I had buyers, give me a chance. He said he absolutely must get $3.2M. So that’s what we listed it for. A few brokers that called on it asked why I didn’t list it higher if we knew it had to sell at $3.2M and my thought was I didn’t want to price it out of the market. I knew it was a good property and worth it and we would just be firm on the asking price. The property had a two year lease in place but the tenant had moved out, so it could be positioned as an investment property where we could work on a replacement tenant or an owner-occupied property and let the tenant out of their lease.
Within two weeks we had a cash $3.2M contract on it. The buyers however needed to be able to use the property as a contractor yard and so I introduce them to a great legal team in Ocala who could walk them through the Special Use Permit. Chinchor Electric will be a great addition to the area. They have a number of contracts in Ocala for street lights and road signs and they will be working on the I-75 Expansion project, thus their need to be in Marion County. On the surface it looked like a smooth transaction - many of them do, but it’s what we do behind the scenes making phone calls, digging in, doing things not in our job description (because frankly everything is in our job description until the job is done). Connecting the right people to help solve a problem is what makes commercial real estate challenging and rewarding. Happy closing day to buyer and seller!
