Thanks for the opportunity and best of luck in the next season of your life.

Jody was relocating out of the area and wanted a relatively fast sale, while still maximizing the home's value.

This was a two bedroom home, which was a bit of a challenge as most people purchasing single-family homes want the space of at least three bedrooms.

📍 Seller Representation for Braemar Towers #1201 - unique condo in the building required an accurate/proactive pricing strategy, couple with strong marketing.

📍 Seller Representation for Crystal Sands #403 - aggressive marketing strategy for a 1031 exchange generated multiple offers and an above-market deal.

📍 Seller Representation for Marjorca #203 - fair amount of competition and a low, outlier comparable made for a challenging sale. We stayed the course, remained proactive and ultimately secured a solid deal.

📍 Buyer Representation for Quay #1406 - had to remain patient in dealing with several unrealistic Sellers. It paid off and my client secured a great condo at a good value.

This was a unique one bedroom condo with a den that offered more than your typical one-bedroom condo, but was not quite a true two-bedroom condo.

The real estate market in Ocean City, Maryland, has transitioned into a much healthier, more balanced market tipping slightly in favor of buyers for the first time in years.

The frantic bidding wars and rapid pandemic-era appreciation have leveled off into a sustainable pace.

The meteoric rise in home values has finally flattened out. The overall median home value sits between $430,000 and $475,000, reflecting a mild year-over-year softening (down roughly 3%).

Rather than a market crash, experts view this as a healthy correction from peak years, though prime properties and locations continue to hold their premium value well.

Sellers are bringing significantly more inventory to the market than they did over the last few years. Active listings are hovering between 400 to 500 units on the island. This surge in choice means buyers no longer have to panic-buy the first property they see and can afford to be highly selective.

Properties are sitting on the market noticeably longer, with the average days on market rising to 70 to 80+ days. Because properties aren't flying off the market in 48 hours anymore, buyers have the leverage to negotiate on price, ask for inspection repairs, or request closing-cost concessions.

If you are a buyer or investor, 2026 is offering a welcoming window of breathing room. You'll face higher borrowing costs, but you gain the inventory choices and negotiation leverage that were entirely missing over the last few years. For sellers, success relies entirely on realistic, sharp pricing from day one.
