🏡 More homes for sale, more sales and steady prices. Here’s what stood out in the July housing market.
The July 2026 REMAX National Housing Report, based on 46 U.S. metro areas, shows a market giving homebuyers more options while continuing to vary significantly by location.
📈 Home sales: +2.5% year over year
🏠 Active inventory: +4.7% year over year
🔑 New listings: +1.4% year over year
📅 Days on market: 45 days
💰 Median sales price: $450,000, +3.4% year over year
Inventory also increased 2.8% from June, while the $450,000 median sales price remained unchanged month over month.
For buyers, additional inventory may mean more choices and a little more room to compare properties in some markets. For sellers, rising inventory makes understanding your competition, pricing and local buyer demand even more important.
And that brings us to the Chicago suburbs. National statistics provide helpful context, but real estate is highly local. Conditions in one community can look different from another Chicagoland community.

🏡 Home prices held steady in July, but they’re still higher than they were a year ago.
The July 2026 REMAX National Housing Report found that the median sales price across the 46 metro areas surveyed was $450,000.
📊 That price was unchanged from June, while remaining 3.4% higher than July 2025.
For buyers, steady month to month pricing can be an important signal when deciding when and where to make a move. For homeowners thinking about selling, the year over year increase shows that home values nationally continue to sit above last summer’s levels.
Here in the Chicago suburbs, the picture can look very different from one community, neighborhood and price range to another. Each community has their own inventory, buyer demand and pricing trends.
