Before you start touring properties, comparing lease rates, or calling brokers, take a step back.

The best commercial real estate decisions start with asking the right questions.

In this new guide, I cover 7 questions every business owner should answer before looking for commercial space, including:

âś… How much space do I actually need?
âś… Where are my employees and customers coming from?
âś… What demographics matter most?
âś… What can I realistically afford?
âś… Should I lease, buy, build, or renovate?

Whether you're planning your first location, expanding, relocating, or evaluating a lease renewal, a little planning upfront can save a lot of time, money, and frustration later.

One of my favorite parts of commercial real estate is helping create places, not just fill spaces.

Mosaic Hair Studio has become a destination business in Orlando, and now they're transforming their South Orange Avenue property into a curated environment of complementary businesses.

We have 2,100 SF available next to Mosaic and are looking for the right fit. Someone who adds to the experience and helps create another great neighborhood destination.

If that sounds like your business, I'd love to chat.

At ICSC, I had an insightful conversation with not only Sandi Rogacki but also Pete Schlang, Director of Leasing, with Woolbright Development about the evolving tenant requirements over the past 5 years. I'm so grateful for their time and especially Pete sharing his experience. He's been a fixture in retail real estate for decades.

What do you think has changed?

Give this a listen and share your thoughts with us!

I've always believed that commercial real estate is a relationship business disguised as a transaction business.

So it was pretty cool to be included in this article from Commercial Property Executive on how top CRE brokers build their reputations:

https://www.commercialsearch.com/news/how-top-cre-brokers-hone-their-reputations

One of the quotes I shared was that clients may not remember every detail of a deal, but they remember how you made them feel. Looking back, that's been true whether it was a startup signing its first lease, a retailer opening a new location, a developer bringing a vision to life, or a business owner making a major investment decision.

The real estate is important. The relationships are everything.

After hundreds of transactions, the most meaningful part of this business isn't the deals themselves. It's the trust people place in you during some of the most important decisions they'll make for their businesses, investments, and families.

Grateful for the opportunity to contribute and for all the clients, colleagues, mentors, and friends who have been part of the journey.

The purpose of an anchor isn't to prevent storms.

It's to keep you from drifting when the storms arrive.

Over the past decade, I've learned just how important anchors can be.

Not because life became easier.

Because it didn't.

There were business challenges, leadership opportunities, family milestones, unexpected detours, health scares, moments of celebration, and moments of uncertainty.

Through it all, I've discovered that the strongest anchors in my life have been Faith, Family, Fitness, and Finance.

This month's Mindset Makeover: Anchors is a personal reflection on a Sunday morning in 2016 that changed the trajectory of my life, the community that helped shape the last decade, and the lessons I've learned about purpose, leadership, and staying grounded through life's many seasons.

One of my favorite reflections from writing it:

Ten years ago, I walked into church by myself. Today, I walk into church hand-in-hand with my children.

As we begin June, I'd love to hear from you:

What keeps you grounded when life gets difficult?

One of the biggest wealth-building strategies available to business owners often has nothing to do with the business itself.

It’s the real estate behind it.

For years, many companies viewed commercial space as simply a monthly expense:

Lease the space.
Operate the business.
Renew the lease.
Repeat.

But increasingly, I’m seeing a shift.

More office, retail, and medical occupiers are beginning to realize that once their business reaches a certain level of stability and cash flow, ownership can become one of the most powerful tools for:

• long-term wealth creation
• operational control
• occupancy cost stability
• and future flexibility

Not every business should buy immediately. In fact, leasing first is often the smartest move.

But over time, the conversation can evolve from:

➡️ leasing space
➡️ to owning space
➡️ to potentially owning a little more than you currently need

In my latest article, I break down:

• when ownership starts making sense
• why owner-user financing can be so attractive
• how sale-leasebacks create flexibility
• and why more businesses are viewing commercial real estate as part of their long-term growth strategy

I also share real-world examples here in Orlando, including Mosaic Hair Studio & Blowout Bar’s new S**o project.

“The Hidden Wealth-Building Strategy More Business Owners Are Using” is now live on CREOrlando.com.

Never burn bridges with good people.

Seriously.

Because one day you may look back and realize the people who stood beside you during some of your darkest and most uncertain seasons are the very same people cheering you on during your greatest growth.

Sometimes the right people just keep finding their way back into your life and business for a reason.

A couple months ago, I started searching for help for my non-CRE activities like the podcast, foundation, community work, and the general ecosystem that exists outside of my day-to-day brokerage world. Full-time felt unnecessary for this season, but finding a truly high-quality part-time fit proved harder than expected. I also didn’t necessarily want to hire an agency because I still needed someone who could operate as a true executive assistant and thought partner.

So naturally, I reached back out to Nicole, who had already been helping me on a gig basis since January, to see if she’d assist me in finding the right person.

Then I found out something pretty funny.

Just a week earlier, she had told her husband how awesome it would be if we worked together again.

Well… here we go again.

August 2020 was her first start date. Then came January 2025 through my acquisition and even beyond that to help ensure everything transitioned smoothly for me. And now again in 2026.

What’s always stood out to me about Nicole is that even between roles, she was never someone who disappeared or said, “that’s not my job.” She was always willing to hop on a call, help think through something, or support me however she could.

That’s uncommon.

And honestly, it’s pretty incredible that she has been such a consistent part of my story through some very hard seasons and now into a season filled with growth, alignment, and momentum.

Also… it’s probably for the best that it’s Nicole because she already understands every nook and cranny of how my brain works. Between the podcast, the foundation, the deals, the content, the kids, and the constant “what if we did THIS?” ideas, it’s a lot. Frankly, I was not looking forward to trying to train someone new as not many people get it. N

After only a few hours back together, I already have no doubt how impactful this is going to be.

I’m excited to officially welcome Nicole back as my Operations & Brand Manager as we continue bringing everything full circle.
