Four years ago, I earned my SIOR designation, and I’m still incredibly proud to be part of this organization.

I also have the CREi Summit community to thank for giving me the push to apply. It’s a great example of what can happen when you put yourself in rooms with people who encourage you to take the next step.

In the four years since, I’ve completed actual deals with fellow SIORs, sent and received referrals, built trusted relationships across markets and learned from some of the best people in commercial real estate.

The letters are meaningful, but the relationships and real business that have grown from them are what make SIOR especially valuable to me.

The CREi Summit is coming up in Savannah, followed by SIOR’s 85th anniversary celebration in New York City this fall. If you want to join me at either event, there’s still time to register for both. I’d love to see you there!

On the latest episode of the Long Position podcast, Amy talks with Theresa Smith-Levin, Founder and Executive Director of Central Florida Vocal Arts, about how music and the arts can create connection, confidence, and a lasting sense of belonging.

Theresa shares her approach to values-based leadership, building authentic relationships, supporting young people, and creating organizations that can make a lasting difference in their communities.

Listen to the latest episode of Long Position to hear why investing in the arts is also an investment in people and communities.

📍 Lake Mary continues to stand out as one of Central Florida’s strongest business markets.

It offers great access, a large employment base, strong surrounding neighborhoods, and a mix of office, retail, medical, and service real estate.

But even in a strong market, the right property still has to fit the business.

I break down what makes Lake Mary work from a commercial real estate perspective here:

When progress feels invisible, it is easy to assume nothing is working.

But sometimes the biggest changes are happening before the results ever show up.

That is the lesson behind "The Gap and the Gain." If you only measure yourself against where you want to be, you will always feel behind. When you look back at where you started, you can see the systems you built, the relationships you nurtured, the discipline you developed and the foundation you created.

The payoff is often delayed.

The progress is not.

This month’s Mindset Makeover at amycalandrino {dot} com is about learning to recognize the Gain, trust the process and remember that what looks like an “overnight” result may have been years in the making.

When progress feels invisible, keep going. The harvest may simply be catching up to the planting.

New York City, here I come!

I’m officially registered for SIOR’s Fall Event, October 19–22. I’m looking forward to great content, reconnecting with friends and building new relationships with some of the best people in commercial real estate.

This year is especially meaningful as SIOR celebrates its 85th anniversary.

Early-bird registration ends September 10. Who else will be there?

A fresh look at 4460 Edgewater Drive.

Ownership has invested in an interior and exterior refresh, including an updated restroom, and this 1,650 RSF space is ready for its next user.

What I especially like about this property is everything you get beyond the space itself: abundant on-site parking, dedicated storage, flexible C-1 zoning, and excellent access to Winter Park, College Park, and Downtown Orlando.

And the location is hard to beat being right on Edgewater Drive, positioned between some of Orlando’s most established neighborhoods.

Available now. If you’re looking for office, medical, or neighborhood-serving commercial space with parking and flexibility, come take a look.

1617 Woodward Street is officially available, and I’m excited to start showing this one.

I love a property with character, and this one has plenty of it.

Originally built in 1939, this 1,300 SF space has the kind of charm you simply can’t recreate, paired with modern improvements and a great Mills 50/Colonialtown location.

With O-1 zoning, it could work beautifully for a variety of professional, medical and appointment-based users looking for something with a little more personality than conventional office space.

I’ve already gotten some calls on it, and I’m looking forward to seeing who ultimately makes this space their own.

If your business belongs somewhere with character, 1617 Woodward might be it.

📍 Thinking about opening a second location?

Before you start touring properties, make sure you understand where the business should actually be.

Customers. Employees. Drive times. Demographics. Access. Visibility. Competition. Future growth.

The best site is not simply the nicest building or the lowest rent.

It is the location that helps the business grow.

I break down how to evaluate Location No. 2 here:

Throwback Thursday to the SIOR Spring Event in Palm Springs!

There was great content, plenty of valuable connections and, of course, some time on the golf course. Now I’m looking forward to making more memories, building relationships, and maybe even putting a few deals together at SIOR’s Fall Event in New York City, October 19–22.

And apparently I really like hats, so I wouldn’t be opposed to some more hat swag in NYC.

Who else will be there?

When you realize the 45-minute podcast you just recorded…wasn’t actually recording. This video captured my genuine reaction.

You can’t always control what happens, but you can control how you respond.

Seventeen seconds later, I took a deep breath and then reached out to my guest to tell them I messed up.

Thankfully, he was incredibly gracious, and we’ll be recording the episode again next week.

Not my finest podcasting moment, but definitely a real one.
