🏡 **"The inspection came back... now what?"**

This is one of the most stressful parts of buying or selling a home, but it doesn't have to be.

Many people think an inspection is a **pass or fail test.**

It isn't.

An inspection is simply a detailed report that helps the buyer understand the condition of the home before closing.

During the inspection, a licensed home inspector looks at items such as:

🔍 Roof
🔍 HVAC system
🔍 Plumbing
🔍 Electrical system
🔍 Foundation and structure
🔍 Windows and doors
🔍 Appliances
🔍 Water heaters and much more.

Once the report is delivered, buyers typically have several options:

✅ Move forward with no changes if they're comfortable with the home's condition.

✅ Request repairs for items that are safety concerns or significant defects.

✅ Ask for a credit or seller concession so they can make repairs after closing.

✅ Renegotiate the purchase price if major issues are discovered.

✅ In some cases, if the contract allows and the issues are significant, the buyer may choose to cancel the contract during the inspection period.

Here's something many people don't realize:

**No home is perfect.**

I've seen inspections on brand-new construction with dozens of items, and I've seen 50-year-old homes with only a handful of minor concerns.

The inspection isn't about finding a "perfect" house.

It's about understanding what you're buying and making informed decisions.

This is where having an experienced REALTOR® becomes invaluable.

Not every issue needs to be negotiated.

Not every repair request is reasonable.

And not every inspection report should cause panic.

After more than a decade helping buyers and sellers throughout Central Florida, I've learned that the inspection period is less about the report itself and more about finding common ground that keeps the transaction moving forward while protecting everyone's interests.

The goal isn't to "win" the negotiation.

The goal is to make sure both parties walk away feeling the deal was fair.

📍The inspection doesn't have to derail your transaction. With the right guidance, it's simply another step toward a successful closing.
