Recent data shows a dip in overall consumer confidence across the US, reaching its lowest point in seven months. While many felt better about their current situation in mid-Q3—the present-conditions index rose by about 7 points to 121—there’s growing uncertainty about what lies ahead. Expectations for income, business, and jobs fell, with the expectations gauge dropping nearly 6 points to 68, a level that historically signals recession risk.

Early in Q3, employers cut 23,000 jobs, and unemployment hovered around 4%, mostly because more people left the workforce rather than an uptick in hiring. Despite these shifts, homebuying expectations held steady and even grew slightly, showing that buyers are still watching the market carefully. Roughly 61% of people still expect interest rates to climb, and with policymakers keeping rates steady, borrowing costs are likely to remain elevated through the end of the year.

The median sale price now tops $400,000 (up 1.9% year-over-year), and the average mortgage rate remains close to 7%, a 13-month high.

As inventory rises and demand softens, buyers are gaining more negotiating power. Those actively searching are finding increased opportunities for price cuts and seller concessions in many markets.
