My real estate career began in Indiana in the early 1990s with Carpenter Better Homes and Gardens on the east side of Indianapolis. I was fortunate to receive exceptional training and mentorship early in my career, which provided the foundation for the success I enjoy today. After quickly becoming a top-producing residential real estate agent, I was recruited by a local brokerage to serve as both a Sales Manager and Broker. In that role, I expanded my expertise beyond residential real estate to include commercial properties, investment real estate, land, and farms. In 1997, I relocated to Florida and joined Watson Realty Corp., one of the most respected real estate companies in the Southeast. Over the years, I have served in numerous leadership positions including:

We are proud grandparents to five wonderful grandchildren and parents of two daughters. Our home is also shared with two Labradoodles, a Wheaten Doodle, and one African Grey parrot. Some defects are easy to spot. Others are not.

I'm pretty sure most of us wouldn't need a home inspector to tell us something deserves attention in this photo.

But imagine everything in a house that isn't this obvious.

That's where a professional home inspection can become so valuable.

When you're buying a home, it's easy to focus on the things you love—the kitchen, the pool, the backyard, the primary bedroom.

An inspection asks you to look at the home differently.

What's happening in the attic?

How does the electrical system look?

What about the plumbing, HVAC and roof?

Are there conditions you didn't notice during your showing?

An inspection isn't necessarily about finding a reason to walk away from a house.

It's about knowing more about what you're buying before you buy it.

Some of the greatest reviews we've received were not written.

I remember many of the people we've helped buy or sell a home over the years.

Closing days are naturally exciting. After all the serious work is finished and the legal documents are signed, you can almost see people breathe a sigh of relief.

There are smiles. Handshakes. Hugs. Promises to stay in touch.

And I appreciate every one of those moments.

But every once in a while, someone gives you a "review" you'll never find on Google.

This young woman had just purchased her first home.

After closing, we met her at the house. There were no cameras set up. No staged celebration. No request for a testimonial.

She simply looked at her new home and...

jumped for joy.

Literally.

Arms in the air. Feet off the ground. Laughter and giggles followed.

It was one of those completely unfiltered moments that seemed to say:

"I don't care who's watching. I'm happy!"

We certainly appreciate written reviews. They mean a great deal to us.

But we're human.

How could you not be moved by something like this?

Because underneath all the contracts, inspections, negotiations, appraisals and closing documents is a person trying to accomplish something that matters to them.

And on this particular day, we got to watch someone realize:

They’re mostly grown as novelty or display items, and some can sell for surprisingly high prices.

I tell you this to tell you that Knox County, Indiana, is an agricultural county well known for growing watermelons.

I tell you this to tell you that one of the small towns in Knox County is Sanborn.

I tell you this to tell you that Sanborn was the birthplace of Major League Baseball pitcher Grover Lowdermilk, who played in the majors from 1909 to 1920.

I tell you this to tell you that in 1910, an Illinois newspaper wrote about Lowdermilk’s reaction to joining another baseball team and reportedly described him as being “tickled pink.”

That newspaper reference is often credited as one of the earliest known appearances of the expression in print.

And I have told you ALL of that just so I could say this:

You step onto the front porch for a minute before the day gets busy.

You stay for ten.

5:47 PM
You're home.

Downtown Orlando, the Milk District and Baldwin Park are close—but tonight, you don't feel like going anywhere.

Something is on the grill.

The backyard gate is closed.
The evening is yours.

8:18 PM
A bottle comes out of the wine refrigerator. Friends stay longer than planned.

Nobody is complaining.

The dishes are done.

The house is quiet.

And somewhere during the day, you realize something:

You didn't buy quartz countertops, a two-car garage, a fenced backyard, a new roof or double-pane windows.

You bought the mornings.

The evenings.

The porch.

The people around the table.

Who remembers staying up late enough to watch the National Anthem before the TV stations signed off for the night?

For me, that was usually a Friday night treat.

Back then, we didn't have hundreds of channels or streaming services. We had just a handful of stations, and around midnight they simply...went off the air.

Before that happened, I'd be sitting in the living room with my parents, watching their favorite shows. If I was lucky, there would be homemade fudge and skillet popcorn.

No smartphones.

No tablets.

No endless scrolling.

Just a family gathered around one television.

Eventually, my drowsy eyes would watch the American flag fill the screen as the National Anthem played.

That was the signal.

The day was over. Time for bed.

Looking back, I realize those evenings weren't really about television.

They were about spending quality time at home with the people who mattered most.

Over the years, as I've helped families choose a home, I've come to realize something.

People tell me they're looking for a swimming pool, a larger kitchen, a spacious primary bedroom, beautiful countertops, or a three-car garage.

Those things matter.

But I've come to believe they're really searching for something much more important.

They're searching for a place where life happens.

Today, our televisions never really turn off. Our phones are always within reach, and there are more ways than ever to be entertained.

Yet I still believe the greatest thing a home offers isn't a pool, a gourmet kitchen, or the latest upgrades.

It's the opportunity to spend quality time with the people you love.

That's what makes a house feel like home.

I am not a home warranty salesman. I sell real estate.

But I’m also a homeowner—and year after year, I choose to maintain a home warranty on my own home.

Why?

Let me give you one recent example.

Our garbage disposal stopped working.

Now, I don't know about you, but replacing a garbage disposal is not on my list of things I particularly want to learn how to do.

A professionally replaced garbage disposal can easily cost a few hundred dollars depending on the unit and installation.

Our cost through our home warranty? $75.

We made the call, paid the service fee, and someone who actually knows how to replace a garbage disposal took care of it.

Was I happy to spend $75?

Not particularly.

Was I happier spending $75 than buying a disposal, finding someone to install it—or crawling under the sink and trying to figure it out myself?

Absolutely.

Now, I’m not suggesting a home warranty is right for every homeowner. Plans, coverage, exclusions, service fees and annual costs vary.

I'm simply telling you why this homeowner continues to renew his.

Owning a home comes with surprises.

Sometimes it's nice knowing you have someone to call when one of them happens.

The Ribbon-Cutting Ceremony

They had rented for years and never believed they would own a home.

Then a past customer referred them to us after the owner of their rental property stopped properly maintaining the home. We introduced them to a licensed mortgage professional, and they learned that homeownership might actually be possible.

They qualified. They found a home. And they made it all the way to closing day.

That morning, they called us with a question:

“What time is the ribbon-cutting ceremony?”

In over 30 years of real estate, no customer had ever asked us that before.

But when someone—especially a first-time homeowner—has an expectation we can easily fulfill, we do our best to make it happen.

Before closing, we stretched a ribbon between the porch pillars. After the documents were signed, we met them at their new home and handed them the scissors.

It was a small gesture.

Their smiles told us it was anything but small to them.

The closing completed the transaction. The ribbon marked the beginning of something they once thought might never happen.

Real estate is about homes. This business is about people.
