🏡 **THINKING ABOUT BUYING A HOME IN FLORIDA BEFORE THE END OF 2026? THIS IS WORTH KNOWING.**

Florida voters will decide on **Amendment 3** in the **November 3, 2026 General Election**, and if it passes, it could significantly change the Homestead Exemption for Florida homeowners.

Under the proposed amendment:

➡️ The Homestead Exemption for **non-school property taxes** would increase to **$150,000 beginning in 2027**

➡️ It would increase again to **$250,000 beginning in 2028**

➡️ Beginning in 2029, that amount would be adjusted for inflation

➡️ The proposal also contains an important residency provision: people who maintain Florida permanent residency **as of December 31, 2026** are treated differently than those who establish Florida residency beginning in 2027. Under the proposal, newer Florida residents would generally have to wait until their **fifth year of homestead exemption** to receive the increased exemption.

⚠️ **IMPORTANT:** This is still a proposed constitutional amendment and has **NOT been approved by voters yet.** Florida voters will decide the issue in November, and constitutional amendments require at least **60% voter approval** to pass.

But if you've already been thinking about purchasing a home in Florida, this is certainly something to have on your radar as we head toward the end of 2026. 🏠🌴

The Trump administration is weighing new tax breaks ahead of the midterms — including a change that could make it easier for longtime homeowners to sell.

One idea: raise the capital gains exemption on home sales, which has been stuck at $250K for individuals and $500K for couples for nearly 30 years, even as inflation has more than doubled.

Supporters say outdated limits are leaving some homeowners “stuck” — reluctant to sell because of the tax hit — and keeping much-needed homes off the market.
