Everyone wants the "perfect" interest rate before they'll even consider buying — and ends up renting for years waiting on a number that might not show up. What actually determines whether a home works for you is the monthly payment, not the rate on the sheet. The buyers who focus on payment instead of rate are consistently the ones who get into a home. Taxes, insurance, HOA, the whole real number — that's the conversation worth having. Rates change. You can refinance. The years spent waiting on the sidelines, you can't get back.

Most buyers assume once they're paying cash, there's no room to negotiate anything else.
That's just not true.

On a recent deal, my clients came in under asking and walked away with a $10,000 credit for roof repairs.
Currently in the top 3% of NAR's 2026 Number of Deals Per Agent, and this is exactly the kind of outcome that keeps me there.
The number on the offer is one lever. There are usually three or four more sitting on the table if your agent knows how to utilize them.

Most buyers leave that money behind because nobody asked for it on their behalf. ❤️

Most agents wouldn't touch a showing in Arizona City in July, let alone drive out in 110-degree heat. ☀️
That's exactly why so many buyers miss the deals sitting an hour outside Tucson.

I'm currently in the top 3% of NAR's 2026 Number of Deals Per Agent, and it's not because I'm chasing easy showings❗

it's because I'll go where the right house actually is. The buyers that are actually winning are the ones with an agent willing to expand the search and put in the miles. 🚘

Convenience isn't the strategy. Effort is. 💪

Most first-time buyers were told they couldn't own a home by someone who was flat-out wrong‼️

Wrong on the down payment❗
Wrong on the credit score❗
Wrong on the income requirements❗
Wrong on the loan programs available right now 🤯

After enough years in this market, I've stopped being surprised by how much misinformation is out there.

Still hasn't stopped me from helping move dozens of families into homes they were told they'd never qualify for.
