Hi Folks!

Fresh of the press, attached is the ORRA (Orlando Regional Realtor Association) June 2025 State of the Market Report. The data covers the metro Orlando area, specifically Orange, Seminole, and Osceola Counties.

So some observations, the number of homes for sale is nearly 14,000, up over nearly 28% over the prior June. Months of supply is just hovering under 6% at 5.49, and up over 32% over the prior June 2024 number. Median prices dropped slightly to -1.3%, which is relatively flat, we still have people moving to Florida from other states to help keep up demand.

This is the time of the year that really starts to favor buyers, in that if sellers don't price their home to sell (price high) they will be chasing price reductions in the coming months. Please see the photo with the heading "June 2025 Closed Sales" I drew the black trend lines to show what happens between now and about January/February, there will be median month over month price reductions by sellers to get their homes sold, and then the trend reverses from early Jan/Feb until typically June, unless we have some sort of massive reduction in interest rates, with doesn't seem to be forthcoming (currently around 6.83% for 30 year conventional financing).

So when pricing your home to sell this time of the year, it's important to take this data into account if you want to sell your home quickly.

And for buyers, this is actually a great time to buy, as there's less buyers in the market for the back half the year, so less competition for the remaining homes on the market, and motivated sellers may be more inclined to offer up seller concessions.
