SOLD! | 8306 HWY 2301: Listed at $179,000 and CLOSED at $192,500!

This one received multiple offers within days of hitting the market, but getting from contract to closing was quite the journey! I think this transaction had the workload of about five sales rolled into one, but we made it to the finish line.

From inspection repairs and SHIP funding requirements to a permitted new water heater, a structural engineerā€™s report and required porch reinforcement, and FHA appraisal-required repairs that involved removing the skirting, installing a plywood wall barrier behind it, and reinstalling all of the skirting, this one truly had it ALL.

I cannot thank my seller enough for his patience, trust, and willingness to ask the right questions and challenge things when they didnā€™t make sense. There were plenty of curveballs, but we worked through every single one.

A HUGE thank you to Sarah Hess at Hess Law Office for helping us get this one CLOSED when it felt like the cards were stacked against us.

Also, a HUGE thank you to Celia Bush, Realtor, THINK Real Estate for coming through with the HUD label verification letter from a previous sale when we couldnā€™t locate the HUD certification labels on the home. Another hurdle that could have held things up, and she helped us keep everything moving toward the closing table.

Plenty of lost sleep over this one as FHA financing on a manufactured home thatā€™s more than 20 years old is no joke,..but we made it!

TGIF! Another one officially CLOSED!

This listing wasnā€™t necessarily an easy one. When I initially listed this 2-bedroom condo at Island Reserve, we were competing against a large number of active 2-bedroom units within the community. In a competitive market, pricing and positioning matter. We adjusted with the market, stayed focused on the goal, and ultimately got it SOLD!

During the Buyerā€™s final walk-through, a possible HVAC and plumbing issue was discovered, right before closing šŸ¤¦šŸ»ā€ā™€ļø. My Seller was understandably stressed, but I knew we had the right people in our corner to get it handled.

A special thank you to my wonderful seller for trusting me to represent her and manage this transaction from beginning to end, especially while she was out of the area.

& this one definitely kept us busy! šŸƒšŸ»ā€ā™€ļøšŸƒšŸ»ā€ā™€ļø

Between inspection items, appraisal-related repairs, vendor scheduling, and last-minute problem solving, there were a LOT of moving pieces.

We worked with electricians, plumbers, insulation professionals, a handyman, contractors, roofing professionals, HVAC technicians, ductwork repairs, appliance repairsā€¦you name it. We even coordinated with TECO to have a removed gas meter reinstalled and make sure the gas furnace was back up and running.

It took a tremendous amount of coordination behind the scenes, but thatā€™s part of what Iā€™m here for. When my clients canā€™t be here to handle something themselves, I want them to know they have someone in their corner who will help keep the transaction moving forward.

Every transaction matters to me, regardless of the sales price. You can count on me to give it 110% from contract to closing.

Congratulations to my buyer on the purchase of his beautiful new home in Lake Merial! This closing is a perfect example of why you donā€™t always walk away when your offer isnā€™t chosen the first time.

We originally found ourselves in a multiple-offer situation on this home and ultimately lost out to a cash buyer. That one was a tough pill to swallow especially after working hard over the Fourth of July holiday to put everything together and make our offer as competitive as possible.

But we didnā€™t give up.

We submitted a backup offer, and when the original contract fell through, my buyer moved into first position. Today, he officially gets to call this beautiful property HOME.

Iā€™m a big believer that sometimes things have a way of working out exactly as theyā€™re supposed to, and this transaction certainly feels like one of those times.

And as someone who also calls Lake Merial home, Iā€™m especially excited to welcome him to the neighborhood!
