Thought I would share a story. Yesterday while at my office a person walks in. Office manager calls me up front. This man is standing up front he sticks his hand out to shake mine and states his name. The name sounds familiar but I don’t recognize him. He says Rick you helped me buy my home 17 years ago. I still couldn’t remember, then he tells me the address of the home. I told him yes I remember the transaction but I still didn’t remember him. He said you probably don’t recognize me because you never met me. He said he was living in Hawaii the whole time during the transaction and I had only met his daughter. He had flown her in to meet me and view the home prior to purchase. He said I had taken pictures for him, described the home and neighborhood before his daughter came to view it for him. After she viewed it confirming everything I told him he purchased it sight unseen. He said he was so appreciative of my honesty telling him the good and the bad. I remember after closing mailing the keys to his daughter and he moved later. He said it was the best home purchase he had ever made. He went on the say the value of his home in Paris has increased more than his home in Hawaii did. He said the reason he stopped in is because his mother in her 80s lives in California and he wanted me to handle her home sale in CA then find her a home in Paris. I am working now to get her home placed on the market in CA with our broker network process. It should sell soon, so now I am her eyes looking for her a home in the $500,000 range near or in Paris.
It made me feel really good that he after 17 years of having a good experience that he wanted me to help his mother all the way across the United States. Exactly why I love this business! Helping people!!

A home seller in Henry County Tn reached out to me yesterday. He had listed his home for sale and was wondering why he has had only one showing in last 45 days. He said he thought those people that looked were related to the listing agent. I said let me look into it. I knew it wasn’t my listing or my company listing. I started looking for his home for sale just to see if I could help the guy. It was hard for me to find it even being listed for sale. Here is what I discovered his problem was.
He had listed his property with an agent in Kentucky. The agent was not a member of our local MLS system. I feel that most the Realtors that sell most the properties in Henry County Tn don’t even know his home is for sale. He said it’s on zillow and facebook. Well Zillow or Facebook is not what sells most properties in the area. Many listing on Zillow or Facebook are not accurate and some are scams. I could count on one hand the number of properties I have sold on FB ads. Most of the time those sites just bring a buyer prospect and I find them a property to purchase it’s usually not the property they originally asked about.. See all these Realtors in our MLS work with a list of multiple buyers and they are constantly looking to match the buyers needs with a property. A majority of the properties that sell are matched up to the buyer by Realtors. So with this sellers property being listed out of town, out of state and outside the local MLS his property was missing, I estimate 90% of the true buyer pool. I asked him, so if you are a buyer looking for a home in Paris are you going to call an agent in Kentucky and search Kentucky for your Paris home? He said NO!! That is exactly what category you placed your home for sale in. I am not saying you won’t sell your property, but you definitely reduced your exposure to the buyer pool. He said he believes he made a mistake.
