•Similarly, only 11.2% of Americans relocated in 2024, an all-time low.

In 2024, 11 million American households had 'extremely low incomes,' which means they earned up to 30% of the area median.

Earlier tonight I was heading out to Saufley Field area for work, when I saw and avoided a bunch cop cars and flashing lights at Beverly Parkway and W st. On the way back is was still blocked and I didn't even think about it was taking a right on W to go to Massachusetts and then I saw a Dead body under a bloodied sheet. A very sobering moment. In Pensacola we don't encounter this often. As it affected me I thought about First responders that deal with all types of horrible things daily. It changed everything, when heading west I was just concerned with missing the traffic snarl. We re so blessed by the things that don't happen to us as much or more than what does happen to us.

512 W Romana closing Friday, Emma Baldwin worked the buyers & we worked with the sellers. Daniel & Jess are two of my all time Favs, sold 4 house and sold 3 houses for them. They make smart moves, now they have moved to Scotland. We will patiently wait their return. Nikki & I sold 305 S 73rd Ave for Carlton, he was a referral from a long time friend. It's not all wins. Nikki and I both represented 2 different clients for the same house and we both lost. One client was cash and the other a doctor. If the house is special Full price can lose even at $919,000. It's never easy when your clients lose. They both wanted the house badly and lost. Slow market or not special is still special

Jan 2026 marks the middle of my 25th year as a realtor all at ReMax. The markets have gone from good to bad more than once in that time and technology has changed many things but the things that matter most are still the same. Work Hard, truly care about your clients interest, know you job and your market, be honest all the time and it all works out. I have always thought a Win Win approach makes the most people happy and gets repeat business and that is the key to success. If you are in this for a quick buck you will find it fruitless. I am blessed to have a very good client base and over the years that has meant firing clients that just aren't worth it. Time spentt on people that deserve it is time well spent.
