Some transactions are about much more than buying and selling real estate.

This home was originally built by the seller in 1988 as his very first home construction project. For the past 10 years, the buyer has lived here as a tenant, creating memories and caring for the property as if it were already her own.

Bringing these two together for a successful closing was incredibly rewarding, but the path wasn’t always easy. Along the way, we navigated a new roof, siding repairs, a challenging appraisal that required a successful reconsideration of value, and a creative financing strategy that allowed the buyer to purchase with no money down, no closing costs, and even receive funds back at closing.

This transaction is also a great reminder that Realtors can provide valuable guidance even when buyers and sellers already know each other and have agreed on terms. Sometimes the biggest challenge isn’t finding the buyer. It’s getting everyone successfully to the closing table.

There is something extra special about helping a growing family find the perfect place to call home.

This transaction had plenty of moving parts along the way, including a new roof, solar panel removal and payoff, a new HVAC system, a new water heater, and several additional repairs. Through teamwork, patience, and a lot of coordination, we made it to the finish line just in time for an exciting new chapter.

Even better, the buyers were able to have all of their closing costs covered and significantly buy down their interest rate, helping keep their monthly payment affordable as they prepare to welcome their newest family member.

A huge thank you to Travis and Megan at Carver Darden for helping navigate the closing process and to Tommy Huynh with Team Sandy Blanton for coordinating the many repairs and helping keep everything on track.

This closing is a reminder that real estate is rarely as simple as putting a sign in the yard.

With the seller living overseas, coordinating a new floor before listing, a brand-new roof before closing, and additional repairs along the way, this transaction required a lot of moving pieces, trust, and teamwork. The reward? Under contract in just 5 days at full price and closed a little over 30 days later.

A huge thank you to my seller for trusting me to manage so many details from thousands of miles away.
