This morning in coaching, we talked about something that every seller and buyer needs to hear:

Your agent's job is not to tell you what you want to hear. Their job is to tell you what you need to hear.

A good REALTOR® will tell you when your home is overpriced. A good REALTOR® will tell you when an offer is unrealistic. A good REALTOR® will tell you when the market has shifted. A good REALTOR® will tell you when waiting could cost you money.

Anyone can promise top dollar, multiple offers, or a quick sale. The real question is: Can they back it up with data, strategy, and results?

The agents who are desperate for a listing will often say "yes" to everything because they're afraid of losing the business.

The professionals who are confident in their skills, experience, and systems aren't afraid to say:
❌ "The market won't support that price."
❌ "That's not the strongest negotiation strategy."
❌ "I wouldn't advise my client to do that."

Why? Because they're protecting your goals, not their ego.

I've been in real estate for over 21 years, and sometimes the most valuable thing I can tell a client is "no." Not because I'm trying to be difficult, but because I want them to make the best decision possible based on facts, not feelings.

The market determines value. The data tells the story. My job is to help you navigate it successfully.

Don't hire the agent who tells you what you want to hear. Hire the one who will tell you the truth, even when it's uncomfortable.

What a day!

I started my morning in the Laveen/South Mountain area doing a walkthrough for an out-of-state client. Next up was a drive to Maricopa for a home inspection, which honestly went a lot better than I anticipated.

Now the real behind-the-scenes work begins.

Tonight I'll be uploading the walkthrough video so my client and I can review everything during our listing consultation next week. We'll discuss their options, whether selling makes sense, and the best path forward.

For my buyers, we'll be reviewing the inspection report once it's received to determine whether there are any additional repairs or concessions worth negotiating. After that, it's on to the appraisal and the next phase of the transaction.

And if my potential sellers decide to move forward, we'll get their home market-ready and positioned for a successful summer sale.

People often see the closing photos, the keys, and the sold signs. What they don't always see are the miles driven, the inspections attended, the videos recorded, the reports reviewed, and the countless conversations that happen behind the scenes to help clients make informed decisions.

It's been a long Friday, but a productive one.

Now it's time to wrap up business, put the laptop away, and relax because tomorrow my baby will be here. ❤️

🏡 UNDER CONTRACT! 🏡

My clients are officially under contract on a beautiful 5-bedroom, 3-bath home with 3,955 square feet in Maricopa!

This property checked a lot of boxes for them, including a 3-car garage and gated RV parking—features that can be hard to find and made this home stand out from the competition.
I'm excited for them as they take this next step toward homeownership. Now we move into the next phase of the process—inspections, appraisal, and all the details that help get us to the closing table.

As every experienced REALTOR® knows, getting a contract accepted is just the beginning. Now we're hoping for a smooth inspection period and a home inspection report that doesn't come back with too many surprises. 🤞🏽

One step at a time, but today we're celebrating this win!

This Memorial Day, remember…

“All gave some. Some gave all.”

Some of us know exactly what that means.
Others will never fully understand it. Not really.

Some are still giving… mentally, physically, emotionally… long after the uniform came off.

For some families, Memorial Day is not just a date on the calendar.
It’s remembrance. It’s grief. It’s love. It’s sacrifice. It’s personal.

Today, we honor those who are no longer here and hold space for the ones still carrying the weight of it all. 🇺🇸

Saturday done right.

Huge thank you to Jayreal for hosting the cookout out at Kiwanis Park and for the grill master 💪🏾. Good food, good conversation, friends, family, and the kids actually outside instead of behind iPads and TVs.

My great nieces had me climbing hills and getting my steps in for the day. 😂 But honestly, it was a really good time. My baby got to the top, looked out over the lake, and said, “What a view.”

Definitely a beautiful kickoff to summer break. ☀️

Fresh air, sunshine, laughter, kids running around outside, and making memories in real life instead of through a screen. Those are the moments that matter. 💛

Whew… what a Friday. 😅

Memorial Day weekend is officially kicking off, and I just wrapped up work after showing a really beautiful home. And listen… y’all already know one thing about me... I am always going to notice a good backyard space.

A nice backyard will get me every time.
Give me a covered patio, some comfy seating, good lighting, maybe a pool or a fire pit… and I’m already mentally planning the cookout. 😂

A home isn’t just about the inside. Sometimes the real magic is in the space where you can unwind, breathe, host family, sip coffee in the morning, or just sit outside after a long day and enjoy peace.

Some Tuesdays hit different.

Today started with mastermind class in Scottsdale at 10AM, followed by training with another agent, then straight to a private event hosted by HomeSmart. Food, networking, games, prizes, relationship building, business conversations… all good things.

Then came the drive home.

By the time I made it back, changed into soft cozy clothes, and finally sat down, I still had contracts and counteroffers waiting on me.

And whew… this particular counteroffer? It’s testing my spirit a little bit. 😂

One thing about real estate people don’t always see is the mental load behind the scenes. The negotiations. The strategy. The constant decision-making. Reading between the lines. Protecting your clients while also navigating personalities, egos, numbers, and market realities.
Sometimes your brain just says: “Girl… not tonight.”

And honestly, I’ve learned that not every negotiation deserves an exhausted response. Sometimes the best thing you can do is pause, regroup, and revisit it with a fresh mind tomorrow.
Because tired decisions aren’t always the best decisions.

So tonight? Soft clothes. Deep breath. Maybe a little TV. And letting my brain rest for a minute.

Still grateful. Still pushing. Still showing up. Just tired today. 💛
