2025 update painting, floors & kitchen – Belleville duplex. Completed this project while both units were occupied, which made logistics tighter but manageable. We reused materials from prior projects to stay efficient, and the final product still came out strong.

Midway through, Belleville’s updated lead inspection requirements forced additional repainting. Not ideal, but we handled it, passed reinspection, and brought everything up to compliance.

End result: updated units and increased rents to match the improvements. Every project comes with something unexpected you adjust, finish the job, and keep it moving.

High expectations, limited gratitude. As I get older, I’m realizing this process isn’t something I want long-term. We gotta switch it up.

Antigua wrap up.

• Devil’s Bridge was something to see in person. The Atlantic carved that limestone arch over thousands of years, and the blowholes make the whole place feel alive. The history hits hard too. Stories say enslaved Africans came here looking for a way out, and that energy is still in the air. History…..
• Saw a build in downtown Antigua where they’re putting the structure around the tree instead of cutting it down.
• Practicing the Art of golf for beginners pushing past 100 yards with the pitch.
