Sunday Market Update

Mortgage rates moved slightly higher this week, while the numbers continue to tell two different stories across Philadelphia and North Jersey.

Philadelphia buyers are seeing more inventory and potentially more negotiating room, even as home prices remain higher than last year.

In Essex County, the market remains competitive. 72.1% of homes sold above asking price, with homes moving faster than they did a year ago.

Meanwhile, inflation, the job market and Treasury yields continue to influence borrowing costs, making the upcoming Fed meeting worth watching.

Whether you’re buying, selling, investing or house hacking, don’t make decisions based on headlines alone. Run the numbers for the specific property and your situation.

According to the listing, the other two units are rented month-to-month for a combined $1,650 per month.

For the right buyer, this could be an interesting house-hack opportunity. Live in one unit while collecting rent from the other two, or take a closer look at it strictly as a multifamily investment.

The extended time on market and recent price reduction are what really put this one on my radar.

Homebuyer Assistance Spotlight | East Orange

Up to $100,000 in assistance is available for eligible first-time buyers purchasing in East Orange. This is the type of program I would definitely look into if I were buying today. Personally, I’d be looking at how to maximize the opportunity with a 3- or 4-unit property, live in one unit and let the others help offset the mortgage while building equity.

This week I’m looking at a 2-family in East Orange that has been sitting on the market for 100+ days.

What caught my attention is the combination of a true multifamily setup, a sub-$500K asking price and the extended time on market.

For the right buyer, this may be worth exploring as a house-hack opportunity: live in one unit, rent the other and use that income to help offset your housing costs.

And there’s another reason I’m talking about East Orange this week.

The City of East Orange has a homebuyer assistance program offering up to $100,000 in assistance for eligible first-time homebuyers. Program eligibility and whether a particular property or buyer qualifies must be verified.
