The regional office market remains on a gradual path toward recovery, with vacancy ticking up slightly to 19.2% and occupancy losses remaining minimal. The weighted average asking rental rate increased 0.8%, supported by a 1.4% rise in Class A asking rents, while investment activity strengthened as pricing became increasingly differentiated between high-quality stabilized assets and properties facing leasing or capital challenges.

🏭 Now Available: the Q3 2026 Greater Philadelphia Regional Industrial Report

The Greater Philadelphia industrial market continued to strengthen in Q3, with regional vacancy declining to 9.2% and quarterly absorption reaching 2.9 million square feet, the strongest level of occupancy growth since late 2024. Development activity increased during the quarter, with speculative projects accounting for 60% of space currently under construction, while both user and investment sales activity gained momentum.
