Three years ago, my former college roommate and now best friend, Rob Rutz (& wife Jenna), called me to share the devastating news that their 15 month old son, Lucas, had been diagnosed with Leukemia. Lucas immediately began his first round of chemotherapy at CHOP, and 5 rounds of intensive chemo and many many months later, Rob, Jenna, and Lucas received the great news that the cancer was in remission. Despite seemingly overcoming this nightmare, in June of 2022 Lucas’ Leukemia relapsed.

Treatment started once again with more chemo, leading to a stem cell transplant on September 2, 2022. Since the transplant, Lucas’ health has improved with each day and he is now a healthy 4 yr old little miracle boy. In Lucas’ honor, and to participate in Childhood Cancer Awareness month, Casey and I will be walking in this year’s CHOP Parkway walk and run. We are hoping to raise some money on behalf of Lucas’ team, “Lucas the Brave”, to donate to cancer research and families affected by this life changing diagnosis.

Rob, Jenna, and Lucas have been through more challenges than most of us can even fathom. I know every dollar and ounce of support would mean the world to them. If you’re able to contribute, please visit (& share) the link below (& in my bio) to donate any amount you can.

Congrats to on the purchase of his home in Port Richmond! Bill, a local Philadelphia 9th and 11th grade school teacher, and I met back in January of 2022 with the hopes of finding him his first home. Fast forward 14 months and we landed on a gem that was way underpriced (by an out of town agent) for the condition and lot size, and we capitalized! Listed at $199k, and comps supporting a valuation in the $255k range, we secured the home for just $232,500, giving Bill immediate equity. We were fast acting and brought an inspector on our tour, allowing us to “waive inspections” and beat the competition. With plans to add a half bath, and make a few easy cosmetic tweaks, Bill will have $50k+ in equity in under a year. Patience and striking when the iron was hot was the key to a great acquisition in a low inventory market. Congrats again Bill! #🔑

Congrats to Bill and Sam on their new home! Rather than outbid (& overpay) the competition on turnkey homes, these first time homebuyers decided to find a home with strong bones and build equity quicker by doing a few renovations. Sam and Bill were able to secure a home on a picturesque block for $30k under asking price and begin creating their dream home! In times of low inventory, having the vision and thinking outside the box pays off 💪🏼 I can’t wait to see what these two do with the place!
