Home builders are going smaller. 😮

In 2022, the average size of a new home was 2,560 square feet. Fast forward to the end of 2023, and that figure shrunk to 2,375 square feet. Now, with the median price per square foot being around $275 to $300 locally, that 185-square-foot decrease translates to decent savings!

The takeaway? If finding the “one” within your budget has been challenging, consider exploring slightly smaller, new builds.

Not only could they fit snugly within your budget, but they might also come bundled with great perks like price reductions or mortgage rate buy-downs.

Make money while saving up for a down payment??

Yes, it’s possible! And it’s free, no-risk and you can withdraw the funds any time.

Here’s the breakdown:

Compare keeping $50,000 in a regular checking account versus stashing it in a High-Yield Savings Account (HYSA) like SoFi, which offers an impressive 4.6% interest rate (at the time of sharing this post).

After 5 years, that $50,000 in a checking account might barely keep pace with inflation, while the same amount in a HYSA could potentially grow to over $60,000!

Plus, here’s the kicker: HYSA deposits are FDIC-insured up to $250,000, so your money is safe and protected until you need it.

Don’t let your money sit idly in a checking account when it could be working for you! 🏡💰

Seeing those dollars on a screen is one thing; but actually shelling out for them every month on a mortgage bill?

That’s a whole other ball game.

Here’s a tip!: “Practice” making mortgage payments. It might sound a bit unconventional, but it can really get your mind in the right place.

If your new payment exceeds your current one (be it rent or a mortgage), start tucking away the extra cash each month. Does your budget still fit? If not, it could be a sign to rethink the type, location, or size of the home you’re eyeing.

Your dream home can absolutely become your reality ✨... but there’s a catch. 😬

What you jot down on your dream home wishlist might not always match up with what you end up with. And guess what? That’s totally okay.

The reality is, the perfect home might offer something unexpected, something even better! 🙌🏻

For example, a buyer set on a four-bedroom house might discover a charming three-bedroom with a spacious bonus room that could easily become another bedroom or a home office.

Similarly, a buyer focused on a fenced yard could find a house priced right, allowing them to add fencing themselves and stay within budget.

The takeaway? Don’t overlook a home just because it doesn’t tick every single box on your wishlist. ✔️

Go see it, explore the possibilities, and you might just be pleasantly surprised!

And one more thing: Remember the things you can’t change - like lot, location, and price. Check those boxes first, then focus on what you can change!

If you’re considering downsizing, this could be golden news for you.

The reality is, a significant chunk of our market is hungry for the kind of home you may be thinking of saying goodbye to. With that in mind, here are three more ways to make downsizing work given the real estate landscape in our market:

1️⃣ Utilize digital storage.

Now’s the time to digitize those important documents, photos, and other sentimental items to save physical space. Invest in external hard drives or cloud storage (like Google Drive or DropBox) to store digital files securely. And if you’re not sure how to do it yourself, services like LegacyBox or EverPresent can help.

2️⃣ Trade the oversized furniture for slim and multi-functional.

Choose furniture that serves multiple purposes to maximize your new space. Look for sofa beds, folding tables, and modular storage solutions that can serve multiple functions.

3️⃣ Toss the kitchen “fluff.”

There’s no better place to free up some serious space than in the kitchen. Do you need a breakfast sandwich maker, a cake-pop maker, two Instapots, and a backup air fryer? Take a no-nonsense look at your gadgets and appliances, and only keep the ones you use most.

Remember, downsizing isn’t just about letting go of possessions; it’s about gaining freedom, space, and peace of mind. 🧘

It feels so easy, right?

Spot a beautiful home on Zillow, click the ‘Request a tour’ button, and voila, you’re one step closer to your dream house.

BUT here’s the catch: that one click propels your personal info into a world of real estate agents, all vying for your business.

Don’t get me wrong, we real estate professionals are pretty great, but if you’re not quite ready for the constant phone calls or text bombardments, that one click might be overwhelming.

The good news is there’s a simpler, quieter way through the noise.

If you give us a call to set up a showing, not only will we explore that gorgeous home you spotted on Zillow (or any other place), but your contact information will stay safe—just with us! Plus, you won’t have to worry about your phone ringing nonstop.

Save yourself the trouble and reach out to directly. 📲(585) 410-7987 We’d love to hear from you!
