Realtor.com says September 27–October 3 is expected to bring the best combination of buyer-friendly conditions in 2026.

We’re talking about more homes to choose from, better pricing, less competition, and more time to decide. And maybe that’s enough to offset some of the pressure today’s higher rates are putting on your budget.

🙏🏼 One of my favorite parts of real estate is working with first time homebuyers.

😔 I think a lot of people assume owning a home is still years away. You’re paying rent every month, watching home prices, hearing about interest rates and thinking, “There’s no way I can buy right now.”

But you might be surprised.

ℹ️ There are programs available in Massachusetts for first time buyers, and there are different ways to approach things like your down payment and closing costs. Sometimes it just takes sitting down with the right people and figuring out what’s actually possible for you.

❤️ I genuinely love helping someone go from “I don’t think I can do this” to handing them the keys to their first home. There’s something really special about that.

🎄 And with the holidays coming up, imagine celebrating them in a home of your own. A place where you can settle in, grow some roots, start your own traditions and make memories for years to come. If that’s something you’ve been thinking about, there’s still time to see what’s possible.

💸If you’re already spending thousands every month on rent, it’s worth finding out if some of that money could be going toward something that’s yours and building equity for you instead of helping someone else pay their mortgage.

The coat drive is underway and we’d love to start filling this up! 🧥❤️

We’re collecting new coats for kids ages 5 through 12 to benefit JRI, and we could really use your help getting the word out.

With the colder months coming, something as simple as a warm coat can make such a difference for a child. If you’re out shopping and are able to grab an extra one, we would be incredibly grateful. Every single coat helps.

We’re collecting through November 1, so there’s still plenty of time to donate. And if you can’t donate a coat, even sharing this post helps us reach someone who can.

Let’s see how many kids we can help keep warm this year. ❤️

🏠 🔑 You may have seen the news about the Fed today and wondered what it actually means if you’re thinking about buying a home.

ℹ️ The biggest thing to know is that the Fed does not directly set mortgage rates, so a change from the Fed doesn’t mean mortgage rates automatically change by that same amount.

👥For buyers, I think it’s easy to get caught up in all the headlines and feel like you need to wait for the “perfect” time to buy. The truth is, nobody really knows exactly where rates are going next.

🔢What matters more is what the numbers look like for you. What price are you comfortable with? What does that monthly payment look like? Are there seller credits or other options and programs that could help make the numbers work in your favor ?

🗣️ Sometimes it’s worth having the conversation just to see where you stand. You might be closer than you think, and if the numbers don’t make sense right now, that’s okay too.

Need to move, but worried you missed the window to sell your house until next year or next spring? Don’t count yourself out of the market so fast.

About a third of all home sales happen in the last four months of the year – and that share has been growing every year since 2023.

Based on the forecasts, that means roughly 11,800 houses are expected to sell every single day between now and the end of December.

Data centers are showing up in more communities, and naturally, homeowners and buyers want to know what that could mean for nearby houses.

One of the biggest concerns that comes up is home values. But research from HousingWire found that areas with large data centers generally saw home values track similarly to comparable areas without them.

That doesn't mean proximity never matters. Noise, infrastructure, future development, and potential utility costs are all worth considering.

But a data center nearby isn't automatically bad news for your home's value.

Closed on 37 Henri! 🏡🔑

Congratulations to my buyers, Bruce Proc Jr. and Ashlie, on their new home! This one had a few twists and turns along the way, but everyone worked together to get us to the closing table.
