School shopping season just became contract season.

Families are racing the calendar right now. They want to be in a home before the first bell rings, and that urgency shows up in your offers.

Here's the addendum most agents gloss over. Sale of Other Property by Buyer.

Your buyer wants to write an offer, but they still have to sell their current house first. Get this wrong and your deal is dead on arrival. Get it right and you just protected your buyer and your commission.
