Downtown McKinney turns out on Saturday mornings, and the square is where it happens.

The McKinney Farmers Market runs every Saturday at Chestnut Square, 315 South Chestnut Street, 8 in the morning until noon. Grass-fed beef, eggs, and whatever produce is in season right now. Tamales, honey, fresh bread, artisan cheese. Arts and crafts vendors mixed in, goat milk soap and native Texas plants. Some Saturdays there is live music and pony rides.

Then you are two blocks from the historic square, worth the walk on its own. Shops, patios, coffee, and the old courthouse anchoring the middle of it.

I send a lot of buyers to McKinney, and this is the morning I tell them to go see. You learn more about a town from one Saturday on its square than from any listing photo.

Come hungry. Park once and walk the whole thing.

A builder's rate buydown is not free money. It is a discount with a shape, and the shape matters.

Here is how the common one works. A 2-1 buydown drops your mortgage rate by two points the first year and one point the second, then it settles at the full rate for the rest of the loan. Your payment starts low and steps up twice before it levels off.

That can be the right call. Lower payments early buy you room while you furnish the place and settle in. Run the other number too. Ask what the builder would take off the price instead. A price cut is permanent. It lowers what you owe for all thirty years, and every payment after year two.

I taught school before real estate, so here is the plain version. A buydown is a coupon that expires. A price cut is a smaller bill forever. Neither one wins every time. It depends on how long you plan to stay.

Staying past a few years? Do the math on both before you sign. I will walk you through it on any build you are looking at.

A reverse mortgage does not mean you are stuck in the house.

A lot of homeowners believe that once they take one out, selling is off the table. It is not. You can sell a home with a reverse mortgage the same way you sell any other home.

When you sell, the reverse mortgage gets paid off from the proceeds first, the same as a regular loan. Whatever is left after that and the selling costs is yours to keep.

These loans are also non-recourse. If the balance ever grew larger than the house is worth, you or your heirs would never owe the difference. The home is the only thing on the hook.

The exact payoff figure comes from your loan servicer, and anything on the estate side is a question for your attorney. That part is not mine.

What I can do is tell you what the house is worth today, what it would net after the loan and costs, and how long it would realistically take to sell. Three numbers, no pressure on any of them.

The highest offer on your house is not always the best one.

Price is the number everyone looks at first. It is not the only one that decides how much you keep, or whether the deal closes at all.

I taught school before I sold real estate, so here is the plain version. Two buyers make an offer. One is $10,000 higher, but needs a loan, wants you to cover part of their closing costs, and asks for a long option period. The other is a little lower, pays cash, and can close in two weeks. The lower number is often the stronger deal.

Besides price, I read the financing, the money down, what they are asking you to pay, the closing date, and the appraisal risk if the house has to appraise for a loan.

A clean offer that closes beats a high one that falls apart in week three.
