Lathrop has been home for the past several years, and it has truly earned a special place in my heart. Ironically, I first fell in love with the city while helping multiple clients relocate here. What do you do when you open multiple businesses in the same year, get newly engaged, proudly celebrate your sacrifices and achievements, start planning your wedding by putting down deposits, and then receive a 60-day notice because your landlord is selling the home you live in?

I can’t tell you how many versions of this story I’ve heard from people living in the Bay Area. I’ve even experienced something similar myself as a Bay Area renter.

If you’re a proud U.S. Army Officer and 26-year Veteran, you utilize the VA loan you’ve sacrificed so much to earn with 0% down.

These awesome buyers were not first-time homebuyers. They were a wonderful couple preparing to begin their first chapter of marriage together with a list of must-haves they truly deserved: turnkey, modern, and a TRUE million-dollar view. Their impeccable taste was shared by many of the most competitive buyers in the Silicon Valley market.

We toured homes from the mountains of Montclair to Aptos, constantly competing against multiple offers while ours was the only VA loan with 0% down.

We finally found the perfect home in Holiday Lake Estates, listed by one of Intero’s founding agents. We submitted a preemptive offer that was immediately rejected, but I refused to let the opportunity go. I did everything I could to stay at the negotiating table and ultimately secured an accepted offer at $2,025,000 with 0% down, a 1% EMD, all high-end appliances included, seller-completed city-required repairs and inspections, and a $25,000 closing cost credit.

Escrow was anything but smooth. We encountered Tidewater after questions arose about the appraisal on this truly one-of-a-kind custom modern home that had no comparable recent sales, while the sellers understandably sought to set a record sale for the area. When Tidewater didn’t support the value, I completed a VA Reconsideration of Value, something I’ve only had to do a handful of times in my career as a VA specialist. I successfully secured a $25,000 increase in appraised value, but it still wasn’t enough. I then negotiated an additional $50,000 price reduction from the seller. A nearly impossible task that we made possible. MISSION A

✨Sale Pending in Union City CA!!!✨

This wasn’t the easiest sale. The local market softened due to job and visa uncertainty, and first time home buyers were hopping off the fence as they should. Competition listings were going off the market or selling significantly under what the local market normally dictated. We had to reset, quickly pivot, and re-strategize a few times.

After less than one week on the market, dealing with a holiday weekend, and only one open house, I managed to get a full list NON CONTINGENT OFFER, that will ALSO SET THE NEW HIGHEST COMP for the year!!!

My awesome seller whom is also an award winning/top producing Realtor initially asked that I assist with this listing; but then fully turned it over to me when it was game time. He had too many amazing opportunities that would have taken all of his bandwidth and couldn’t turn down. He let me know the remodeled home directly across the street just closed at 910k, and asked how much am I going to get him? I told him 950k on a bad day, and over a mil was the goal!!

We received 6 offers, and the highest and best was a VA offer. We were able to get full value with VA the appraisal at $1,050,000.

The “Military Focused” out of the area lender tried to throw a few wrenches into escrow; but through my knowledge of actual VA requirements, we were able to get to the signing table!! (10 out of 10 times would not recommend using a “Military Focused” lender for a home purchase in NorCal).

Happy to have excelled beyond my sellers goals, and at the same time help get a first time veteran home owner to the closing table with benefits he sacrificed so much to earn. This escrow could have fallen apart, or would have never been accepted if I wasn’t so confident in the VA loan!!
