Did you know staged homes sell about 73% faster than vacant homes and often for 1–5% more. Not because of the furniture itself, but because buyers can instantly understand the space. 🏡
Many people think homes sell purely based off price. Price matters. Of course it does. But homes don’t sell only because of price — Buyers begin forming an opinion within seconds of walking through the door, long before they start analyzing numbers. That moment is where opportunity is either created… or lost. Once it's lost, it's nearly impossible to get it back.
Focusing on designing the *experience* of a home, not just listing it, is key whether it is a new construction (more on that below) or a family home. When someone can clearly picture their life in a space, decisions become much easier.
🛠️ : Homes that are shown once finishes are complete and the flow of the home is visible tend to create stronger emotional connection and faster buyer decisions than homes people have to mentally piece together.
Getting on the market quickly is typically a builder's main goal, as it should be! However, I have seen too many builders rush and begin showing the home before everything is done.
This almost ALWAYS leads to buyers A. not being able to see past the mess and losing interest or B. wanting special requests they otherwise wouldn't have thought of, leading to disappointment if you can't deliver.
: The biggest challenge usually isn’t budget — it’s visualizing potential. The right guidance can completely change how someone sees a property.
